I also think that the complainers are really missing the lesson on Rainey. Everyone here knows the story: neighborhood got upzoned, tower projects fell through in '08, bar owners (namely Dunlap) seize the opportunity to get nightlife started there, bam.

What Rainey shows is that when you loosen zoning, people will find innovative things to do with the land, and changes no one ever planned for happen organically, which adds to the feel and uniqueness of our city.

Unfortunately, in this city, our zoning system sets up a competition between the nightlife that draws people here, and the dense urban development that results from the demand. While there's always going to be the cycle of bars/restaurants being the vanguard revitalizing new neighborhoods, followed by large scale development that pushes the new edge out, the problem is that Austin is verging on running out of places for new nightlife to go.

If we want more Raineys, we need to open up the possibilities for more Raineys... and that is inevitably going to mean cutting into the SF zoning that rings downtown.

Looks like they're EVTOLs for passenger travel. I don't think any of the companies working on them have announced pilot programs in Austin, though i'm sure there's always opportunity for that in the future.

The paseo and sidewalk improvements (with mature trees) sounds great. It looks as if there will be at least four street level retails spots that look like they may be multilevel establishments, some sort of basement speakeasy, and a public bar on the 11th floor. Also, it will activate one of those two bungalows which currently has no public access. That's seven publicly accessible additions to the district...from one development.

However one might feel about the building design itself, it's really hard to ask for much more WRT how it adds to the Rainey/downtown experience.
For all it's not really a "tower," the AMLI downtown (the one with Taverna and Joe's) is probably #1 in that regard, as it basically has street-level interaction on 75% of its sides.

That said, this building should really be the standard by which others are measured, assuming it goes through as-planned. This street-level interaction is by far this building's saving grace, IMO. And on Rainey, I think it's particularly important since unlike a lot of other places around downtown, west campus, east austin, or most other dense neighborhoods, the area hasn't really been taken over by cheap 5+3 apartments or other low-effort developments (Homewood suites being the obvious exception...).

Since this is a west campus developer (at least, as far as their projects go in the rest of Austin) hopefully we see more like this in that neighborhood too. Most new places there have a bit of stuff, but I really think it could be more. Especially since it's a highly-residential area where the majority of the population doesn't (or shouldn't) care about street noise, etc.

Not to disregard your other statements, but this is one I've heard over the years. A more accurate account is by the time the bars showed up on the scene, there were already 4 sets of sold out condos in the area (two older), bought by people who had a vision for the area. Bars then followed these visionaries. The rest is history.

Lincoln Ventures is by far one of the best developers when it comes to updating their website for new projects. They have all the 80 Rainey renderings posted now. This project is looking good at street level.

Discrepancies in floor counts like that are usually because mechanical levels are counted or a level is not subtracted from the total count for missing a level 13.

Here's how a new high-rise planned for Rainey Street plans to 'maintain the spirit' of the plot's existing bungalows

An Austin-based development company plans to build a 49-story tower that would have more than 600 apartments, along with bars and restaurants, adding to the boom in the Rainey Street district on downtown Austin's southeast side.

Lincoln Ventures, a student housing and multifamily developer, said its planned mixed-use tower would be bult at 80 Rainey St. The site currently houses two bungalows, including one with a bar called Reina. Both bungalows will be preserved, Lincoln Ventures said.

Lincoln Ventures said the tower would have 644 rental units. The company plans to break ground next summer, with an estimated completion date in the summer of 2025.

...The site will bring together properties between 78 Rainey St. and 84 Rainey St., whose two existing bungalows will be preserved "to maintain the spirit of the Rainey Street District," Lincoln Ventures said in a written statement.

The company said Reina will be preserved, and the other bungalow at 84 Rainey will be converted from an office into a cocktail lounge.

70 Rainey is not to scale. It should only be 11' shorter than 84 East and taller than Nativo at 370'. It also appears to be barely 1/2 the height of 80 Rainey instead of 131' shorter.

The HLC just approved on consent the move of one bungalow on the site to the backyard of the other bungalow. This will create a paseo between the two bungalows and the tower. The site will now go from two food & drink establishments to five or six plus hundreds of homes.
