The lot was sold to Brooklyn-based Rabsky Group for $158 million, and a recent article from the Real Deal specifies the developer intends to build a 36-story commercial skyscraper, upwards of 700,000 square feet of leasable space. To garner a tower of that size, Rabsky is in talks with City Planning to take advantage of a plaza bonus.

According to Emporis, New York City now has 297 buildings under construction!! Likely be at 300 very soon.

Valyrian Capital Files Building Permits for New Chelsea Condo, KBA Tapped as Architects

Last August, 6sqft reported a new building may be in the works for the site when a conceptual design of a 15-story passive house building emerged on CastDesignStudios' Architizer page.

DeWitt Clinton High School, Bronx High School of Science, and Lehman College are all located less than a mile away.

New building applications filed last month reveal that the project will have 163 apartments. Half will rent to households earning less than 60 percent of the Area Median Income, or $48,960 for a family of three. In exchange, the property will receive a Low Income Housing Tax Credit. The remaining apartments will rent for market rates.

Since Fortis Property Group announced last month that it would develop the former Long Island College Hospital site in Cobble Hill without a rezoning, it has filed plans for two mid-rise buildings there. Now the Dumbo-based firm has submitted applications for a 28-story development at 339 Hicks Street, between Atlantic Avenue and Pacific Street.

The 280-foot-tall building would replace 12 stories of medical offices on the L-shaped site, which wraps around onto Pacific Street between Hicks and Henry Streets. It would hold 110 apartments and 137,351 square feet of residential space. The typical unit would measure roughly 1,250 square feet, which strongly suggests condos.


There would be a host of amenities in the cellar levels, including a pool, gym, storage, and bike parking, along with two unspecified amenity spaces on the first floor. Most of the middle floors would hold six units apiece, followed by half-floor units—some of which would have private terraces—on the 20th through 27th floors, and a full-floor penthouse on the 28th story. The 20th floor would have a shared roof terrace.

Goldstein, Hill and West Architects are designing the project.

This will definitely be high rise territory based on the parcel size and the sq-ft that can be developed. Something to keep tabs on. Given that the property is 12k sq-ft, at four floors, 102k of rights could yield something nice. I'm going to speculate and say a 25 floor tower may rise with units from 2-7 million in pricing range (based on some of the recent pricing for developments in Harlem).

Four months after buying a Harlem church for $28.5 million, Brooklyn landlord Haim Nortman has purchased 27,500 square feet of development rights from Fata Organization for $10.2 million, property records indicate. The deal, for air rights at Fata’s nearby 350-360 West 125th Street, closed on Dec. 13 and was recorded with the city yesterday.

Now Nortman can erect a building of over 100,000 square feet at LaGree Baptist Church’s former home at 362-370 West 125th Street between Manhattan and Morningside Avenues.


Charles Glatter of BSD Realty Worldwide, who brokered the air rights deal, as well as Nortman’s purchase of LaGree Baptist Church, told Commercial Observer that Nortman’s project will be commercial on the bottom and residential above. On Nov. 14, the New York City Department of Buildings approved Nortman’s application to demolish the four-story, 11,890-square-foot church.

The Real Deal reported in August that the church includes 75,099 square feet of buildable residential space. Add to that the 27,500 square feet of air rights and the new building could be 102,599 square feet.
