I'm curious about the site across the street, next to the bigbox parking lot. That side of Grand is begging for redevelopment too. Unless it's somehow necessary for any future improvements to the highway ramp interchange. From the street it looks like an electrical substation or something, but per Google aerial view, half of it is uncovered, and the other ones I know about downtown are enclosed. It still does look electrical utility related, but it may be a bit small for that. Does anyone know, or know what it serves? If only there were an infrastructure historian around here. Er, Mr Downtown?

Only the ComEd substations in the heart of the business district are roofed: Dearborn & Ontario, Block 37, Quincy & Franklin, State & Lake. Most others are screened but open to the sky for ventilation: this one, Desplaines & Polk, Harrison & Financial, 15th & State, Congress & Plymouth. All the saber-rattling during the 2000s about ComEd's reliability and a city takeover made Exelon anxious to invest in new central city capacity, including a new 233KV transmission line that runs under State Street from 63rd to 9th and then west under Dearborn Park etc. They're unlikely to give up an existing substation to development.

Yeah, I remember there used to be frequent blackouts in the central area. It was terrible and I'm glad that other than the occasional, very localized outage of a block here or there, blackouts seem to be a thing of the past for downtown.

Looks like recently enclosed the transformers(?) there with a new concrete wall. Should make redeveloping the office store that much easier...

Thanks. Could you also add the Vendors Village mentioned by Randomguy at the top of this page? He's not the first to make this request. I understand there's a lot to keep up with theses days but there are very complete as well as very dead projects still showing up on page 1. The "Vendor's Village" or 210 North Carpenter will be transformative for the area, 12 story office, situated along the L, and basically midway between McDonalds and Google, AND its broken ground. It should be mentioned on page 1 if 10 or 11 story residential like 975 W. Wilson and 111 S. Peoria are covered.

Yeah, those substations are not going anywhere. Their footprint downtown is about as minimum as they could accept already.

Residential developer plots big project on Holy Name site

A venture led by Jim Letchinger, president of JDL Development, has emerged as the winning bidder for the property at the southwest corner of State Street and Chicago Avenue, currently a parking lot for Holy Name Cathedral, according to people familiar with the property. He's agreed to pay more than $110 million for the property but is still negotiating a purchase contract with the Archdiocese.

"Jim has got a pretty hot hand with his 9 West Walton deal," said Chicago developer Steve Fifield, who also bid on the property. With strong financial partners that includes a Chinese investment firm, he "has the capability of being able to step up."

Fifield said he had planned to build about 670 apartments in two 40- to 50-story towers on the site, plus a smaller building with about 70 units of affordable housing, to comply with the city's affordable housing ordinance.

Pretty exiting stuff for River North. How likely is it that JDL would put up something taller than 50 storeys? Crossing my fingers for a super tall here.

I was wondering when the price would be right for the Archdiocese to bite.

There's a similar situation close by at the Episcopal Catherdal (St. James), which had plans to tear down and develop their low-rise building behind the church @ Huron and Rush. That went south in the great 2008 downturn.

Seems to me that a super tall doesn't fit in with that neighborhood.

Something similar in height to the Waldorf Astoria (685 feet) would be great, IMHO

If it is well designed, it would fit in just fine.
