I'm glad to hear this one is getting a design re-do. I don't know, it just didn't do it for me. Even if it ends up being shorter than the 823 foot design for the previous proposal, as long as the design is better, I'd be ok with that. I don't think that area of downtown will be wanting for more height in the near future. There's just so much going on around there.

I am mostly concerned with its interaction with Frost. Views from the east and north are some of the last remaining and most-iconic for good ol' Frosty. This has the potential to completely block it from the east as well as a good portion of the NE, and in particular could block it for a lot of 6th street.

So, they better make it worth it. If you're going to go taller, go head-and-shoulders taller and give us a design worthy of it. Don't ruin views of our most iconic building with a couple of fat glass rectangles of equal height.

Unless this one has a very "interesting" crown (i.e., cone, spire, angled, etc.), it should be in the neighborhood of 750' (as an all office tower).

Also, the article also mentions that Cielo can build up to an 886,200 SF second tower on this site. That could be in the ballpark of 60 stories.

I hope that use that maximum SF number. Austin needs to utilize the lots to their maximum potential given the restrictions on so many others.

God I am hoping and praying this is ultra glassy (icy blue) with sharp points. Something to compliment Frost very nicely. I won't hold my breath, but an art deco supertall would be just the ticket.

Do not expect The Sagrada Familia when the architect is not Antoni Gaudi.

Is art deco still a thing? Are there still recent examples of skyscrapers with art deco architecture?

Yeah, there are. Chicago has had a few in recent years, and then there's this one in Minneapolis that I really like. Although, I guess you could also call it art moderne. I'm not really sure.

So in addition to the Robert AM Stern buildings that Kevin mentioned, there's kind of a neo-deco thing going on now, particularly in NYC and from SHoP architects.

That last one in Manhattan is beautiful! I'd love seeing something like that here in Austin. The others are pretty trippy. I find them interesting but not sure if they'd ever look good in a city like Austin. They'd stand out a lot and not in a good way. They blend in much better with the surrounding mega skyline of NYC.

The new elevations are not as grand as the original project. But this is still a nice sized skyscraper at 44-stories and 656'. The mechanical/crown is equivalent to three more floors.

Yikes. A glass wall. Looks like there could be something interesting going on with the balconies on the north face (which won't be in the best skyline shots...) but otherwise it's just an elongated fairmont sans spire...

I like the balconies and I like the height. But that's a lot of parking. Shame this always happens with office towers on small lots.

Maybe they'll clad it in copper glass or something interesting, but I expect it to be a large blue rectangle. Wasn't crazy about the walkie-talkie design, but Urbannizer nailed it:

Wow from 65 to 44 floors...that's a huge height decrease. At least it's not a box?

This is being developed by Cielo Property Group. What is Cielo's history of developing new high-rises? Third & Shoal and Block 87.

Actually, if my memory serves me correctly, when Cielo took control of this development, they proposed two towers. This is the first one. At that time, they described this Tower 1 to be a roughly 50-story office tower. Well, that ~50-story tower is now 44 stories.

They can still build a roughly 900k SF Tower 2 (probably in the neighborhood of 60 stories).

NOTE: The zig-zag balcony aesthetic on the north façade is interesting. Wish they would have done that to the south façade too. Looking forward to see some actual renderings before making further judgement on design. However, I'm not expecting much. Cielo does not have a good track record with design.

Strange that the only balconies are on the North facing side with only an alley between the other half block if they planned on going taller on the Northern half block.
