Good to see! We'll likely see new renderings soon since PMC bought the lot, but this proves work is still being done which is nice!

With Brandywine and PMC becoming the 2 biggest players right now in Philly development, it wouldn't surprise me if Market Street West becomes fully developed by 2025. I don't think I'll be around for that, but it's not out of the picture.
I just wish PMC would use better looking materials, or at least have top notch designs for their projects. 1900 Arch is NOT my favorite, but it's making them noticeable as "movers and shakers", and they need to take a step up.

Wow, the building design for 23rd and Arch is awesome but please don't build the one on JFK. To many problems with the Septa's tracks.

There's no guarantee, buy I hope that PMC feels the need to step up its game in the near future. There's a increasing competition for the renter/homeowner dollar these days. Blah and crappy will suffice only so long as demand stays ahead of availability. It's amazing how everything new just gets snapped up at the moment.

23rd & Arch Street / PMC “Riverwalk” site

Jeez you'd d think after the Schuylkill Yards announcement they'd be trying to scale up in size rather than down.

they could be reducing the scope to something that can actually get built. Not sure how anyone can be against that without seeing any details. All we've had in the past are a bunch of renderings and concepts that have gone nowhere.

I agree. I'm hopeful because the article said they are retaining the previous architect and are sticking to a "similar" design. I'll be satisfied (read: not thrilled) if something gets built here that does not include cheap metal panels.

Hey, does PMC stand for Panels Metal Cheap?

What's a quick refresher on this? New owner, same architect, reduced scale, letter of non-opposition. Does anyone have any info if anything is actually being worked on (design/permitting)? Or is this completely dead or merely in limbo?

PMC is the new owner. Same architect. Development has been downsized a little. Still in the design phase but finishing up - they have been speaking with the LSNA.

PMC Riverwalk Site

On Oct. 3rd, members of the PDC and LSNA attended a meeting with Philadelphia Management Company, where PMC described its plans for the Riverwalk site at 23rd and Arch Streets. Though PDC members generally welcomed the updated plans, we also noted several concerns about building massing, site circulation, parking entrances, adjacent street conditions, the termination of Arch Street, uses facing onto Arch Street at street level, providing pedestrian connections to the Schuylkill Banks trail, and safety adjacent to railroad tracks. The committee believes that PMC will need to develop its designs further before it can recommend to LSNA supporting an extension to the current zoning ordinance’s sunset clause expiration date at the end of this year.

this would be fun to see go up - it would also be a big positive in making a friendlier connection between center city and 30th street.
