The first renderings have been released for 406 Remsen Avenue, an eight-story mixed-use building in East Flatbush, Brooklyn. Designed by Asher Hershkowitz Architect and developed by Samnon Associates, the project will span 100,520 square feet and contain residences and a medical facility.

The renderings illustrate a striking zig-zagged cubic massing that gently sets back as it rises. The building’s strategically placed black-and-white cladding contribute to its accentuated three-dimensional appearance, which will certainly make it one of the neighborhood’s most distinctive new developments.

At 68,000 square feet, residential area will account for the majority of buildable area. This component will be divided into 95 individual units, averaging 715 square feet apiece. While the developer has not revealed a pricing plan, every level above the ground floor includes a great number of private balconies and terraces that will maximize the potential value of each unit.

The base of the structure will support a 15,000-square-foot medical facility. While specific amenity spaces have not been confirmed, the development will also include an enclosed parking structure designed to accommodate 34 vehicles.

Fishman and Associates is attributed as permit filing representative and expediter for the project. A completion date has not been announced.

Permits have been filed for an 11-story residential building at 161 Emerson Place in Clinton Hill, Brooklyn. Located at the intersection of Willoughby Avenue and Emerson Place, the lot is two blocks north of the Classon Avenue subway station, serviced by the G train. Institute for Community Living, a non-profit that assists people living with mental illness, substance use, and developmental disabilities, is listed as the owner behind the applications.

The proposed 110-foot-tall development will yield 71,550 square feet, with 70,336 square feet designated for residential space. The building will have 81 residences, most likely rentals based on the average unit scope of 868 square feet. The concrete-based structure will also have a cellar, a 36-foot-long side yard, and 41 enclosed parking spaces.

R. John Woelfling of Dattner Architects is listed as the architect of record.

Demolition permits have not been filed for the four-story residential building currently on the site. An estimated completion date has not been announced.

Steiner Studios has partnered with Dattner Architects to complete a 500,000-square-foot productions studio at Bush Terminal in Sunset Park, Brooklyn. The new facility will arrive as Steiner Studios’ second New York City outpost and its first in the “Made in New York Campus,” which is expected to open in 2021.

The campus is a collaborative effort by the city’s Economic Development Corporation and the Mayor’s Office of Media and Entertainment to create a one-stop shop for film and media production, garment manufacturing, and other related service industries. As part of the expanding campus, the Steiner Studios facility will include eight sound stages, production support spaces, and a new parking structure.

As revealed in renderings from Dattner Architects, the new facility will comprise eight neighboring sound stages, dedicated loading docks, a roof-level terrace, and an unspecified six-story building at the northern end of the site.

The production support component will be housed in two existing buildings located at the southern boundary of the facility. The structures will be fully gutted and renovated as needed for its intended use. The new parking structure stands six stories above ground and is positioned between the existing buildings and the primary studio component.

“As our longtime client, we are thrilled to continue our relationship with Steiner Studios and Steiner NYC,” said Dattner Architects in an official description of the project. “We look forward to designing spaces that help contribute to the growth of the city’s creative industry.”

The project is estimated to create approximately 1,800 construction jobs and 2,200 full-time positions. In an effort to contribute to the growth of the surrounding community, Steiner Studios will make contributions toward local workforce-development programs for high school students and non-profit organizations that promote gender equity, diversity, and inclusion in film and television sectors.

Architectural renderings from The J Associates reveal a ten-story building in the works at 1499 Bedford Avenue, located near the border of Crown Heights and Prospect Heights, Brooklyn. The ground-up residential structure will comprise just under 160,000 buildable square feet.

The residential component will occupy 66,528 square feet and will be divided among 98 rental units. Considering those dimensions, each apartment will average around 679 square feet. While it is unclear if 1499 Bedford Avenue will contain any amenities, permits submitted to the Department of Buildings specify an enclosed parking structure designed to accommodate 49 vehicles.

As depicted in the rendering, the ground floor is enclosed in dark brick with floor-to-ceiling glass and modest uplight fixtures. Above, the main bulk of the massing is clad in what appears to be white or light tan brick, and features stacked balconies at the corner. Two protruding eight-story sections on southern and eastern elevations feature red brick curtain walls and grids of larger, square windows, as well as additional stacked balconies. These wings also incorporate stepped and angled elements, adding a further degree of contrast to the overall appearance.

Located at the corner of Bedford Avenue and St. Johns Place, the property is two city blocks from the Franklin Avenue subway station, serviced by the 2, 3, 4, and 5 trains.

Proposals from Camber Property Group reveal a massive expansion of Stevenson Commons, a mixed-income residential complex in the Soundview section of The Bronx. If approved by New York City’s Department of City Planning, the expansion will establish six new buildings with a sizable portion of residences reserved for senior demographics.

Stevenson Commons occupies a large parcel of land that is bound by Lafayette Avenue, White Plains Road, Seward Avenue, and Thieriot Avenue. The complex was completed in the mid-1970s and can be referred to as 755 White Plains Road, or alternatively as 1850 Lafayette Avenue.

Renderings and illustrative documents included in the most recent expansion proposals are credited to WXY Architecture + Urban Planning, the design studio that is most likely participating as the architect of record. These illustrations refer to each of the six new buildings as B1 through B6.

The first structure, B1, will top out at 11 stories along Lafayette and Thieriot Avenues and will comprise approximately 187,352 square feet of residential space. This area will support 187 units and 19,879 square feet of community facilities.

Building B2, a 14-story structure, will be the tallest of the newly constructed buildings. Located along Lafayette Avenue, it will comprise 181 units in approximately 181,257 square feet of affordable residential space. Additional area will include 8,013 square feet of community facilities and 65,162 square feet of parking. The latter is designed to accommodate up to 140 vehicles. Indoor amenity spaces will comprise 8,013 square feet.

Building B3 will have frontage along the private interior driveway and will comprise 195 apartments in approximately 195,489 square feet of residential space. Community facilities will occupy 6,103 square feet, while parking area will total 22,989 square feet. The parking component will accommodate 66 vehicles. Additional amenity spaces will span approximately 6,103 square feet of indoor area.

The fourth structure, Building B4, will have frontage along Seward and Thieriot Avenues and will rise to a maximum height of six stories. The building will comprise approximately 74,327 square feet of residential space that will support 114 rental units reserved exclusively for seniors.

The final two properties, Buildings B5 and B6, will have frontage along Seward Avenue, as well as the private interior driveway. Each of the buildings will top out at four stories and will respectively contain 20,828 square feet and 44,810 square feet of residential area. This area will support a total of 58 affordable cooperative housing units in each building.

A block in the Warburton Ravine Urban Renewal Area of Yonkers will soon see a significant overhaul thanks to the Yonkers Industrial Development Agency (IDA). On September 4, the IDA gave preliminary approval of financial incentives for a $72 million development known as Point & Ravine Apartments, developed through a public partnership between the City of Yonkers and developer Conifer Realty LLC. Construction costs are estimated at $43.4 million and land acquisition at $8.24 million.

The project consists of a mid-rise building that will yield approximately 120 income-restricted affordable housing rental units in one- and two-bedroom layouts, targeted to both senior and family housing. There will also be approximately 26 units of income-restricted rental townhouse apartments. Additionally, the project includes construction of new parking lots on land owned by the city as well as improvements to Irving Park.

The development site is located on a vacant block near the waterfront at Point Street and Ravine Avenue. Less than a five-minute walk north is the Glenwood Metro-North train on the Hudson Line.

The New York Blood Center announced plans for a major redevelopment of its Upper East Side headquarters, including a new 16-story tower.

The new facility will serve as a state-of-the art life sciences hub that will help further the Blood Center's mission, including its prominent role in the city's response to the coronavirus pandemic, according to officials from the nonprofit.

The organization plans to demolish its current three-story brick building at 310 East 67th St., which was built in 1930, and which the Blood Center says has physical limitations that prevent it from expanding key research programs.

Zoning approval will be needed for the Blood Center to move forward with the 600,000-square-foot campus, which is currently in the early stages of the rezoning process, according to a spokesperson for the Blood Center and Longfellow Real Estate Partners, the project's developer.

They hope to break ground in 2022, once the land use review process is complete, and aim to wrap up construction by 2026.
