They are going to make a killing at this location...down the street from the financial district and a couple of blocks from Rittenhouse Square...one of the best locations for a hotel.

And right next to Pizzeria Vetri and right by all the Walnut Street shopping. Really a killer location. I like the Hyatt Centric vibe too. I liked their Miami hotel.

Like it but not happy that they took away the rooftop bar/restaurant. I guess the NIMBY's objected.

just to make sure I understand what the beef is, is that 2400 Market is not a tower. I would certainly like to see a large tower there, and I still can't get my head around why it isn't happening, but I don't want our screwed up City fathers and mothers telling some one they have to build a tower if they don't want to. Maybe if the tax base was based on the worth of the land and not the building, something might change. But that method has just as many problems as the existing set up.

The large floor plate, shorter building is much less expensive to building than a tall tower. The developers were targeting a part of the office market which desired new space but did not want to pay the rent associated with a tall, slender tower. Aramark was such a customer, very cost conscious, unwilling to pay a +$40 per SF NNN necessary to support a new tall tower. This is the same reason why high-rise office development has lagged in Market East. Actually has very little to do with zoning.

Little Pete's gets a deadline to leave 17th Street

Owner Pete Koutroubas​ said today that developers had recently served him with nine months' notice, meaning that the restaurant's last day at 17th and Chancellor Streets would be Aug. 31.

But the diner, where the rich and the poor rub elbows 24 hours a day, could close sooner.

Koutroubas said he would be amenable to leaving before the summer "if they give us money." He said the leases of other tenants in the building will expire in May. A representative for Chancellor Hotel Associates, developers of the Hyatt Centric, did not immediately return a message seeking comment.

Koutroubas has been scouting Center City for a new location to supplement the other Little Pete's location, in Fairmount.

Koutroubas said he was balking at paying what he called "sky-high" Center City rents. He said that when Little Pete's opened in 1978 in a former Dewey's, the rent for its 1,200 square feet was $800 a month. Now, he said, it is $10,000.

I am simultaneously sad to see Little Pete's go and excited for the Hyatt Centric. It's time. I wish Little Pete's could have gone to the 1500 block of Chestnut, but maybe the rents even there are too much for them. There is some sitdown restaurant that serves alcohol moving to the location the Dollar Store vacated. The Notice of Alcohol was posted within the last week or so on the window.

^^I mean there are a lot of opportunities for them. What about Chestnut somewhere between 7th and 12th? Or Walnut somewhere between 21st and 23rd? Or along South Street somewhere?

It's time for this garage to be replaced with a highrise luxury hotel brand.

Agree. It doesn't have to be 17th Street on a very hot, expensive strip. I hope they can find a spot. I can't imagine the blocks you mention are anywhere near as expensive as their current digs.
