No, mechanical space isn’t accounted for in zoned footage. That’s why buildings are always larger when you take into account total floor space. 270 Park is somewhere around 1.9 msf, but closer to 2.5 msf when you account for everything.

Yeah, that’s correct. And the city benefits all around. They could have just raised the FAR outright, but to get to 30 from 15, developers have to pay a BIG price. That money goes into anything from transit and sidewalk improvements to landmarks funding and restoration. And then there are the public space requirements. In 1 Vanderbilt’s case, a portion of Vanderbilt Avenue was closed off. I’m not sure how it would work here. The original plan was to extend it further, but that didn’t go over well.

I doubt that the Pakistani official has the final word. Qataris would help them maximize the value of their asset.

What are you talking about? The country is building a lot of skyscrapers right now. Primarily in NYC, who also happens to have a 500 M proposed building.

Obviously not in comparison with China, who need I remind you has 1.1 billion more people than the US.

We are number two in the world, just for the layman. The U.S. is pumping them out, and fast!

NY State and Florida are the two that are pumping them out if we had to select two states for the number 1/2 slot respectively.

Anyways, more will come with NYC. This is just one project

Zap,

You seem like a nice guy, but you generally have no clue what you’re talking about.

Even if what this Pakistani guy said about the Qataris is true, they’ve consistently stated that they’re developing this site. That the Qataris may not be involved doesn't change that.

Personally, I’d like to see this hotel preserved, but despite my wishes, something very tall will rise here.

Further, NY is building more supertalls than any other city.

I don’t even know what you’re talking about, or why you would even post it in this thread. No one said a 500 + meter building was being built on this site. If you are going to be obsessed about what’s being built around the world, fine. Do it elsewhere. We don’t concern ourselves with that in New York threads.

And finally, we don’t know exactly what is being proposed for this site. I only post what information is available so we can follow along.

I’m pleased with this. This is a beautiful building but was starting to look forlorn and abandoned.

So there is no new tower in this useless Pakistan soap opera? $ 329 million cost of re-opening the Hotel? Pakistan doesn't have this money given the problems created by the recent floods in the country. It was better to sell the Roosevelt Hotel to Qatar.
