Yes, but it depends on what part of the city you're in. The area bounded by I-516 to the west, DeRenne to south, the river to the north and the city limits to the east is pretty dense. The city also annexed land in far southwest Chatham County in the 00s and the land was suppose to be developed as part of a planned development called New Hamsptead that called for 20,000 residential units to built over several decades, but the recession killed those plans. Since then new developers have come in and the plan now calls for 9,800 residential units, green space, office, commercial and industrial space.

I got some bad news regarding a Savannah project. Plans for the West Elm Hotel fell through and a parking lot for SCAD is now planned for the site.

Phase 2 of Waters Avenue Streetscape Enhancement Project underway

The city of Savannah will start the second phase of the Waters Avenue Streetscape Project on Monday, Feb. 25.

This phase of the project will incorporate new sidewalks, ADA compliant crossing locations, new greenscape enhancements, an ornamental neighborhood sign post and decorative street lighting.

Waters Avenue from Anderson to Henry streets will be closed to traffic during this ongoing construction. In the coming weeks, the city says Henry Street will merge to one lane when approaching the Waters Avenue project.

After this portion of construction is completed, work will continue further north between Henry Street and Park Avenue. Henry Street will remain one lane until this section of construction is completed.

Located at 703 Louisville Road just outside of the western boundaries of the downtown Historic District, the building is not protected from demolition. The owner, WEDP, contends this was a factor in the decision to purchase the property last April after the previous owner was unable to move forward with a plan to build a 140-unit student housing complex on the site.

A study WEDP commissioned found the property is significant for its association with local transportation history corresponding with the Seaboard railroad company’s period of occupation from 1929-66. However, the building has lost its architectural significance due to alterations made during the past 50 years that included the removal of skylights, enclosure of cargo doors with concrete block, and installation of modern vinyl windows, according to the report by Brockington and Associates.

In addition, WEDP contends that preserving the building would not be economically feasible due to the structure’s dilapidated condition and challenges associated with erecting the project on a brownfield site.

New renderings and a video have been released for the final design of the new Savannah Arena. The $160 million arena will break ground this year, with completion expected in 2021.

A compromise was reached regarding saving the seaboard freight depot. The developer modified their plans and will now save 20 percent of the building. Below is the redesigned building.

Developer WEDP, the company that is planning to build at 703 Louisville Road, has changed their major site plan.

The developer is now planning on saving 20 percent of the freight station.

They will keep the "head house", or the tallest part of the building, completely in tact.

The company plans to deconstruct the rest of the building.

The city council voted six to three on the controversial plan.

Some aldermen say 20 percent preservation isn’t enough, while others say this is a decent compromise.

“It’s such a important property. It’s going to be the gateway to the canal district. We thought that some changes needed to be made, but they’re coming back with a new proposal that I think is going to be positively received," said Alderman Brian Foster.

A few updates on some projects. A general development plan has been submitted for 601 E Liberty St(aka Atlantic Coast Railroad Building. The Standard Companies out of DC is planning to renovate the building and build a 5-story apartment building with 207 units in an existing parking lot.

On the east side, a developer out of Philly is planning to redevelop a 3.9 acre site next to the River Point II housing complex on Wheaton.

Not much in the April 2 agenda for the MPC. but there is one interesting tidbit. A developer out of Atlanta is planning a mjaor mixed-use project on Hutchinson Island. The subject property is located on Hutchinson Island within a master planned development called Savannah Harbor. The 27-acre parcel in question will be developed into a mixed-use development that will feature residential, retail and hotel space.

Funding for the convention center expansion...

Savannah’s Convention Center on Hutchinson Island will receive $20 million in bond funding following the appropriation approval by the governor. The center is close to having a new governing authority with a vote in Georgia’s House expected on Tuesday.

Amended House Bill 525 passed the Georgia Senate on Thursday paving the way for the replacement of the Georgia International Maritime Trade Center Authority, with the Savannah-Georgia Convention Center Authority.

The House bill now faces a vote in the House before heading to the Governor’s desk for his signature.

The bill, which was sponsored by Ron Stephens (R-District 164), initially passed the House in early March. On Thursday the Senate voted to pass the bill with an amendment introduced by Sen. Ben Watson to assign the convention center under the Department of Economic Development for administrative purposes along with adding it to the list of state authorities. The amended bill was then sent back to the House for a final vote.

The Foram Group has pulled out of buying the Gamble Building. They were going to convert it to luxury condos..

A developer has terminated an $8.5 million sales agreement with the city to purchase the historic Gamble building located along the Savannah Riverwalk next to City Hall.

Foram Development notified the city March 15 that they would like to end the agreement ahead of the expiration of the due diligence period.

“After months of due diligence exploring the building and analyzing market conditions, it has been determined that we will not be able to close on the property at our originally agreed upon offer price,” Foram’s President Travis Stringer said in the letter.

Foram’s proposal to purchase the six-story, 19th-century building and convert it into a condo complex with a rooftop garden had been approved by the Savannah City Council on Aug. 30.

Savannah Alderman Bill Durrence said he was disappointed because he had favored the proposal to add more residential development downtown.

Some good updates in the 23 April agenda for the planning commission. A new mixed-use apartment building is coming to Bull St and new renderings of the redevelopment of the old Catholic Diocese complex on East Liberty. First up is the new apartment building at 1512 Bull St. It will consist of 81 units in a four story building, with 7,500 sf of ground floor retail space.

Finally, we have some renderings of the redevelopment of the Catholic Diocese Complex on East Liberty St. The project is being done by a developer out of DC. It will feature 207 apartments in a new 5-story building, with the former diocese building being renovated as well.

A major update on a project that was first revealed earlier this month. A developer out of Atlanta is planning a mixed-use project on 27-acres that will feature 940 residental units, retail, greenspace and a marina. Essentially, this will expand Downtown Savannah unto Hutchinson Island. The developer says the first phase of the project is under contract with a $100 million initial investment and that they hope to break ground next February. Savannah is certainly on fire!!

I was in Savannah on Friday and snapped some photos of ongoing projects. Eastern Wharf is really making some great progress. I also saw fencing up around the sites for Starland Village and the new SCAD dorms in Bingville, so I'm guessing those two projects may be beginning soon.

I honestly thought this project had fallen through, so I was glad to see it underway. It will certainly be a unique building. It will feature 6 apartments on the upper 3 floors and ground floor retail space.
