62-Unit, Mixed-Use Project Planned at Delaware Ave. & Spring Garden St.

In February, demolition permits were issued for the one and two story buildings at Beach St. and Spring Garden St. To our knowledge, this part of the property was last used as a pizza shop around 10 years ago. Demolition permits are currently posted on the buildings.

In place of the these structures and the surface parking lot to their west, the owners are planning on building a 7-story structure with 62 residential units and 3,800 square feet of ground floor commercial space with 10 total parking spaces (3 new spaces plus the 7 existing spaces) and a roof deck.

The area around Front and Spring Garden is shockingly underdeveloped given its proximity to the El stop and the fact that it's one of the area's more important bus hubs. Spring Garden as a whole is wildly underbuilt east of Broad and especially east of 6th, and this project will hopefully fill in some much-needed streetwall in this area.

Great looking building! Live right around the corner from there. That entire intersection at York and Frankford is begging for an overhaul. They start installing a roundabout in front of this building tomorrow too.

Btw. This is East Kensington. Not Fishtown.

Grid is a bit much for me personally, but should look pretty good if materials are high quality.

The grid is edited to break up the horizontal lines. It also took me a while to see it. I think it looks fine either way.

I didn't have a chance to take pics, but the large project on the 1800 block of Callowhill Street has begun! Lots of equipment are on site, and dirt has clearly been moved. Does anyone know if the Franklin Beverage building is part of this project? They've moved across the street next to Kite and Key.
