HFZ extends XI sales gallery lease, ending lawsuit

Ziel Feldman and his firm, HFZ Capital, settled a dispute involving the sales gallery for its XI condominium project Thursday.

Greenway Mews Realty, the owner of 25-27 Little West 12th Street, in which the sales gallery is located, filed the lawsuit Monday against HFZ for not vacating the property or paying rent after the three-year lease expired in June.

With the lawsuit, the landlord sought to take back the space and collect $1.1 million to cover back rent, expenses to restore the property, and legal fees.

On Thursday afternoon, however, Greenway Mews’ lawyer Steven Sperber notified the court to discontinue the lawsuit as HFZ has agreed to a lease extension, according to email communications between lawyers for both sides that HFZ shared with The Real Deal .

“We look forward to your client’s continued tenancy at the building,” Sperber wrote in an email to Marc Becker, an attorney for HFZ.

This area is becoming a sort of starchitect's row. Sadly, it's not everyone's best work, but even this group's mediocre work when gathered together is pretty amazing to behold.

I do really enjoy the way the slant of these towers mirrors the slant of the IAC Building across the street. I'm not sure/don't remember if that was intentional but it really does please the eye.

Façade Work On Bjarke Ingels’ The XI Temporarily On Hold In Chelsea

YIMBY’s Turkey Week update of stalled projects continues with The XI, a twisting pair of 26- and 36-story residential structures at 76 Eleventh Avenue in Chelsea. Designed by Danish architect Bjarke Ingels of Bjarke Ingels Group and developed by HFZ Capital Group, façade installation work appears to be on hold for the moment at the site, which is located on the western side of the High Line. Among the tallest buildings to rise along the Hudson River, the 908,250-square-foot two-tower design will yield 236 condominiums and a 137-room Six Senses Hotel Resort Spa, the brand’s first location in the United States. YIMBY last reported that Omnibuild is in charge of the construction and Douglas Elliman is handling sales and marketing.

The XI’s leaning, twisting profiles make a profound impact on the waterfront skyline. Though not nearly as tall as the structures in Related Companies’ multi-acre Hudson Yards complex, the development still carves out a distinctive presence among a neighborhood full of projects from high-profile architects including Norman Foster, Zaha Hadid, Frank Gehry, and Jean Nouvel. The following photograph best illustrates this comparison.

The development will yield 236 homes, with 87 units designed by Gilles & Boissier and 149 residences fitted with interiors by Gabellini Sheppard. Prices range between $2,575,000 to $14,500,000.

No revised construction timetable or completion date has been announced.

I'd prefer for Witkoff to focus on 36 CPS and on the Adjaye tower on 11th, but I guess he can handle many projects at once.

With help from billionaire industrialist and real estate investor Len Blavatnik, New York developer Steven Witkoff’s Witkoff’s Group snared the bankrupt, $2 billion, twin-towered condo project in a public debt auction on Thursday.

The deal, which is worth around $900 million, means that work can resume on the 900,000 square-foot towers after more than two years.

“Our partnership [with Blavatnik’s Access Industries] has deep experience in successfully developing large projects in Manhattan,” Witkoff said in a statement. He said construction can start up again after Jan. 1, and said the new plans call for a public plaza with access to the High Line.

“This is a strong stroke of faith in the city’s future despite the pandemic and Omicron,” an industry insider said.
