2100 Hamilton from the Parkway this morning. The scale of this project doesn't dominate the view or detract from the Museum anymore than the neighboring existing buildings.

20-Unit Building Topped Out in Ludlow with Income Bonus Utilized

1222 N. Marshall St. is a 6,081 zoned residential multifamily (RM-1) zoned parcel. The project currently underway is a 4-story, 20-unit building with a green roof and a roof deck. The development is being built by-right on the site of a formerly vacant lot by utilizing the green roof bonus and the moderate income bonus.

Can the rest of Old City take note haha there's too many parking lots in old city, most notably the 2 by next National Mechanics and the one by Front and Chesnut.

Another development coming to the area north of the Convention Center! Love to see it!!

Additionally, seven bike spaces will be included in the project as well as six off site parking spaces, with one set to be Van accessible. The building will total 16,363 square feet of space and cost $2.9 million to build. Tester Construction is listed as ten contractor for the project, with Coscia Moos Architecture doing the design work, although renderings are unfortunately not available at this time.

The property sold to a new owner. I wouldn't translate that to mean that something is imminently going to happen.

Updated 16th and Washington Project

This looks great.





I remember this being controversial but having lived by this property, I can say confidently that this is a huge improvement. Their overflowing dumpsters were frequently scattered on the sidewalk on Carpenter making it nearly impossible to get through (especially with a wheelchair or stroller). Also the front of the property was always covered in trash. Ultimately it sucks for the businesses there but the owner is selling so that's the reality of it.

The insane amount of development happening at the Girard Ave. El stop makes it all the crazier that an individual citizen was allowed to 'take over' a huge lot immediately next to the SEPTA stop.
