If Fairfax County approves the plans, a skyscraper taller than any in the Chesapeake Bay region could soon rise in Tysons Corner.

The tower, if built, will be 48-stories and 615-feet tall, directly adjacent to Spring Hill Metro station. It would be mainly condos, with some floors reserved for a hotel, and retail along the sidewalk.

It would be part of a development called The View at Tysons, which would also include shorter office towers, more retail, and a public plaza.

According to developer Dan Clemente, funding is lined up and ready to go as soon as Fairfax grants zoning approval. That will probably take 12-18 months.

not only would this be the tallest building in the DC area, wouldn't it also be one of the tallest suburban buildings anywhere in the US?

Hm. I suppose it would definitely be "one of" the tallest. But I don't think there's any case for #1.

I see 3 categories of potential competitors:

1. Buildings that are outside the main city limits, but are basically urban in character (like this building will try to be). Jersey City probably wins this category, with two buildings in the 700' range.

2. Buildings that are suburban in character, but that happen to be inside the main city limits. Houston's 901' Williams tower is the longtime champ there, but others like Tulsa's 648' Cityplex tower also beat this.

3. Buildings that are *both* outside the main city limits, and suburban in character. AFAIK Sunny Isles Beach has that market cornered, with 4 buildings taller than this one.

This does, however, beat that 570' suburban Atlanta building that we all used to talk about back in SSP's early days.

Oh, maybe we could call it the tallest suburban TOD building in America? Might win that category, if we don't count Jersey City. Kind of a stretch.

For now. Tysons is trying desperately to become a real city. This proposed building (really a complex of a number of buildings and public space) is a big part of that. Any updates? I haven't heard anything about it since August.

With the $26 million acquisition of 8590 Leesburg Pike earlier this year, the development footprint has grown to 8.35 acres, a full block fronting Leesburg Pike between Tyco and Spring Hill roads, which allowed the team behind The View at Tysons to both expand and intensify the vision.

Dominating The View, still, is the 600-foot-tall “Iconic Tower,” which has been “redesigned as a sleeker, even more striking building,” according to the new application filed by attorney Antonio Calabrese of DLA Piper LLP. Originally planned as a combination of condo, hotel and retail, the Gensler-designed tower, sited essentially adjacent to the Metro entrance, is now proposed as a 921,000-square-foot office building topped by a 27,000-square-foot “quasi-public atrium and rooftop garden.” Transwestern is handling leasing for The View.

The glass-walled “SkyGarden,” as it is currently called, is to occupy the top 120 vertical feet of the tower, “providing unmatched 360-degree views” and creating the sense of “truly being in a garden in the sky.” That amenity alone is expected to cost upward of $50 million, per the statement of justification.

The Iconic Tower, if approved, would rise high above the region’s second tallest building, Capital One’s nearly finished 470-foot-tall Tysons headquarters.

The biggest change to the overall development is the mix. The View was originally slated to be predominantly residential, but by flipping the tower to office, the ratio is now 47.5 percent office, 38 percent residential, 10 percent hotel, 3 percent retail and 2 percent public facilities and arts uses. The project would include one building that combines hotel and condominiums, two office buildings, and two more residential buildings.

Sunny Isles, FL (Miami area) has quite a few taller buildings.

Tysons needs to be far more urban, How long before Tysons appears somewhat urban? I drove through there a few months ago and I wasn't impressed, still a sububan hell hole.

I actually appreciate N VA's low skyline, it's different, unique. I won't complain if they La Defense the hell outta Rosslyn though.
