FAA Permits Submitted For 709-Foot-Tall Tower Filed At 99 SW 6th Street In Brickell, Miami

Permits have been submitted to the Federal Aviation Administration (FAA) for work on 99 Southwest 6th Street, a proposed but unannounced 709-foot-tall skyscraper in Brickell, Miami. Located along the Miami River, beside the upcoming 1.16-million-square-foot One Brickell Riverfront duo-tower complex, the building would occupy the northeast section of a 1.62-acre assemblage collectively addressed as 99 Southwest 7th Street owned by 99SW7 HOLDINGS LLC, an entity affiliated with Newgard Development Group (Newgard). The subject site is bound by the Miami River on the north, Lofty Brickell (a part of One Brickell Riverfront) on the west, Southwest 6th Street on the south, and Southwest Miami Avenue Road on the east.

On March 28, 2023, 15 permit filings were submitted for the site, as indicated by the coordinates in the images below. The proposed structure is set to rise 709 feet above ground or 711 feet above sea level. With no renderings or plans publicly available, we had to employ some creativity to gain insight into this project’s potential appearance and footprint. The location data suggests that an elliptical-shaped tower may be in the works. The coordinate points are divided into four groups, each highlighting the curved corners of the building, offering a glimpse into its hypothetical architectural design. To put the tower’s height into perspective, it can be compared to One Thousand Museum, which currently stands 709 feet tall at 1000 Biscayne Boulevard, emphasizing the impressive scale of the proposed structure. Its prime location directly fronting the river will further enhance the tower’s presence in the cityscape.

It’s worth noting that Newgard’s preliminary plans for the site, unveiled after they acquired the 1.6-acre property at 99 Southwest Seventh Street for $50.5 million in 2021, included three towers. Each tower would serve a distinct purpose: one offering branded luxury apartments, another featuring branded condos, and the third functioning as a hotel or a branded hospitality project. A marina component, restaurants, and a tie-in to the Underline linear park would complement all three towers. The proposed tower mentioned above would technically be the third in the series, possibly the hotel component, as One Brickell Riverfront comprises two towers. According to an article from The Real Deal, the site will yield 2 million square feet across the three towers, featuring 400 feet of frontage on the Miami River. Late last year, Newgard acquired an additional 0.6-acre parcel of three small commercial buildings at 66 Southwest Sixth Street, 625 Southwest First Avenue, and 69 Southwest Seventh Street for $7 million, which will serve as the gateway to the residential towers and marina.
