Penn, Longfellow to develop $365M life sciences complex at Pennovation Works

The University of Pennsylvania has teamed up with Longfellow Real Estate Partners on a $365 million, 455,000-square-foot life sciences and biomanufacturing building at Pennovation Works.
The proposed project at 34th Street and Grays Ferry Avenue is designed with 387,000 square feet of research and lab space that will be in two structures connected by 65,000 square feet of biomanufacturing space.
This will serve as Longfellow’s first project in Philadelphia and with the University of Pennsylvania. The Boston real estate company focuses on life sciences and technology space and frequently partners with universities and other institutions on projects. For example, it has worked with Harvard University, Duke University, Pfizer, AstraZeneca, Google, among others.
With its arrangement with Penn, it has a 75-year ground lease on the property where the new building will be developed and will oversee and manage operations of the complex.
The building at 3401 Grays Ferry Ave. will add to a growing list of life sciences and biomanufacturing projects proposed for Philadelphia particularly in University City and the Philadelphia Navy Yard.
The new building will have labs and space that will cater to life science companies and incubator startups that are already operating in Pennovation Works and Longfellow will also seek to bring in companies from outside of the campus and region to lease space there.
Construction of 3401 Grays Ferry is expected to begin in the summer of 2023 and be completed during the fall of 2025.
We may all finally get our wish and the power lines on 2nd will be buried like the rendering shows!
Great project! But...I'm skeptical they will bury the lines. How many renderings have we seen where the power lines are photoshopped out? I'm hoping to be wrong.
I also hope they continue this project south to create a bit more continuity between Spring Garden and those awful underpasses after Callowhill. That will be a much bigger challenge!
Incredible. 2nd st was always an embarrassment compared to how nice most of the neighborhood was/is.

Fairly certain this project has no funding source at this point. Typically such projects are funded entirely through grants or other special buckets of money since the city's capacity to do this is essentially zero given that they can't do normal repavings and roadwork at a decent clip. I don't think 2nd Street is a state route either, so I believe PennDOT would not be a partner or funder of this either. Perhaps there would be federal pots of money from the new infrastructure bill? I'd be shocked if we saw this build out in less than 5 years, but I'd love to be surprised.

This would be a great spot for Giant, Whole Foods or Trader Joe's.
Agree! I think Trader Joe's would do well here. Giant has one of their Heirloom Market's at 2nd and Wildey in NoLibs which is walking distance to here, so I doubt they would put another store so close.... and Whole Foods typically doesn't do the "up-and-coming" vibe. They typically locate in already established and well-to-do areas.
Looks fantastic! I hope Pennovation can give that area a shot in the arm. Penn is really into the bronze look now. Maybe since it's across the bridge they're going for branding that will link them together thematically
I love how in the 2nd picture for that dead end block they have 4 "No outlet" signs which tells me people keep going down that street and having to turn around.
The World Cup is being played in a bunch of cities across N. America. Within the US, the list includes the usual suspects as well as "B" cities like Baltimore, Orlando, Kansas, Cincinnati, Denver, and Nashville (no offense to these cities). It's certainly good news that Philly will be hosting games but honestly, it should be expected and not viewed as a major accomplishment. I think the bigger mystery is which games we'll be hosting. Maybe there is excitement b/c Philly will be hosting some higher stakes games??

A recent site visit by Philadelphia YIMBY has revealed that construction is underway at Vine Street Apartments, a 120-unit residential development at 1201-09 Vine Street in Callowhill in Lower North Philadelphia. Designed by Cadre Design, the development will involve of the renovation and a two-story vertical extension of the six-story prewar Jarvis Building at 1209 Vine Street, as well as the addition of a ground-up, eight-story extension at the northwest corner of Vine Street and North 12th Street. The development team consists of Meritis Group as the owner, Equinox Management as the contractor, Cornerstone Consulting as the engineer, Macintosh Engineering as the structural engineer, and GNP Design Group as the MEP engineer.

The site is located between North 8th Street and North 9th Street in a predominantly industrial area. The project will consist of nine four-story structures with a total of 40 residential units. A recent site visit by Philly YIMBY has revealed that a site has been cleared for the construction of a six-story, 79-unit mixed-use building at 1106-14 Spring Garden Street (aka 1106 Spring Garden Street) in Callowhill, Lower North Philadelphia. Designed by Varenhorst, the building will rise from an L-shaped, 17,543-square-foot lot with frontage on Spring Garden and North 11th streets, though the corner parcel is not included in the project. The 74,587-square-foot development will include below-ground parking for 27 vehicles, retail and residential amenity space on the ground floor, and apartments on the stories above.
