Smile NEW YORK | 98-02 Queens Boulevard | FT | 7 FLOORS

Project: 98-02 Queens Boulevard

Quote:
A new luxury rental building planned for Rego Park will feature glass walls and balconies as well as white diagonal columns, bringing a modern look to the neighborhood dominated by decades-old red brick apartment dwellings, a newly released rendering shows.

The building, at 98-02 Queens Blvd. between 65th Road and 66th Avenue, will also boast a number of Manhattan-style amenities such as a gym, indoor pool, storage room for bikes and children’s playground, according to the developer, George Baharestani.

About 60 units in the building, including studios, one-, two- and three-bedroom apartments, will come with modern bathrooms, granite countertops and stainless steel kitchen appliances, he said.

Smile NEW YORK | 438 East 12th Street | FT | 6 FLOORS

Project: 438 East 12th Street

Quote:
Doug Steiner is aiming for a sellout of nearly $215 million at his new East Village condominium project, a record for the neighborhood.

Prices at the 82-unit project at 438 East 12th Street, which replaced the Mary Help of Christians Church, will start at $1.1 million for a one-bedroom pad, according to plans filed with the New York Attorney General’s office that were approved Jan. 26.

“There are very few full service buildings around there,” Steiner told The Real Deal. “Everything is a brownstone or a walk-up. This will have a 24-hour concierge, a gym and a full suite of amenities.”

Steiner secured his site for $41 million in 2012 from the Mary Help of Christians Church, which was recognized in the poetry of Beat legend and longtime East Village resident Allen Ginsberg. Construction on the new brick building is slated to be completed within 18 months.

Smile NEW YORK | 561 St. Ann’s Avenue | 59 FT | 3 FLOORS

Project: 561 St. Ann’s Avenue

Quote:
New York’s Finest will soon have BIG digs in the Bronx. Bjarke Ingels Group (BIG) is designing a three-story, 59-foot-tall, 43,500-square-foot station house for the 40th Precinct in the Bronx’s Melrose neighborhood.

The 40th Precinct includes three South Bronx neighborhoods: Mott Haven, Port Morris, and Melrose. The squad will move out of its current location, a 1922 three-story Renaissance Revival station house, and into a new home on a city-owned lot bounded by East 149th Street, Saint Ann’s, Westchester, and Brook avenues.

Smile NEW YORK | 371 Baltic Street | FT | 5 FLOORS

Project: 371 Baltic Street

Quote:
The new development will hold four spacious condos – three full-floor units and a penthouse duplex. All four units will have three bedrooms and private outdoor space. Residents on the first floor will get a private backyard, and occupants of the second and third floors will have private balconies. Penthouse dwellers will be able to enjoy a private roof deck.

Apartments will range from 1,100 to 2,000 square feet and offer between 350 and 800 square feet of outdoor space.

The facade will be made of poured-in-place concrete, echoing the nabe’s industrial history. The somewhat Brutalist design will certainly stick out on this block lined with aging brick row houses and a school built in the 1920s. (Confusingly, the school is called the “Cobble Hill School of American Studies,” but most folks consider the area Boerum Hill.)

Smile NEW ROCHELLE | 690 North Avenue | FT | 7 FLOORS

Project: 690 North Avenue

Large Rendering: http://westfaironline.com/wp-content...-rendering.jpg

Quote:
Iona College was recently awarded a $2.5 million grant from the state Higher Education Capital Matching Grant Program Board to put toward its planned North Avenue residence hall, officials said.

The capital grant will go toward the construction of the hall that will house 310 students this fall. The HECAP program, established in 2005 by the state legislature and Gov. George Pataki, provides matching funding for the state’s independent colleges and universities.

Iona broke ground on the dorm last May after purchasing and demolishing the former Mirage Diner. The hall, which will feature taxable retail and restaurant space open to the public on its first floor as well as on-site parking, is expected to be completed and open to students before the coming fall semester. The North Avenue Residence Hall will be at the corner of North and Summit avenues across from the college’s main entrance.
