Not many players left who can take on more than 400,000 SF. In this environment, there's additional concerns about even speculatively starting a build of this size with ~40% commitment. In 2019 Quadreal would've done it no problem. Now, there would be serious questions asked about filling up the remaining 60% between shovels in the ground and first occupancy.

^Speaking of not having heard a peep, there has been no news about the skyscraper complex on the southwest corner of Y&E for a couple of years (2180 Yonge).

Thanks for the insight. The pandemic, and concomitant "working from home" office exodus, must have made most forthcoming office proposals questionable.

2180 Yonge: 4 1/2 of the 5 towers there are residential... there is a Final Report about this project due out in Q1 of 2023.

They held their public consultations this summer in June and the final report sent it back for revisions. So it's been 5 months now, the changes must have been pretty big. Don't expect that proposal to just go away though. That site is worth way too much money to sit idle.

All those big office buildings getting floated around pre-COVID have gone silent. I suspect they were chasing some big tenants looking for space before COVID that have since dried up.
