There's NOT plans to add "hundreds" more downtown. Stop spreading fake news.

That's for the whole state of Illinois. Bear in mind that the licenses are approved, but the locations are not.

Once you're approved by the state to run a cannabis business, you still have to find a site to run the business and a city who will allow it. Many licensees may not be able to find a site, since plenty of suburbs and small towns are still heavily restricting cannabis locations.

Oh ok, thanks for the clarification, that makes a lot more sense. 192 for the whole state sounds a lot more appropriate.

New "Come Home" Development Project

New 3 phase plan from the city to deliver in-fill development in the Invest South/West neighborhoods. Via Sun-Times

Quote:
The first strategy is appropriately titled, “Come Home.” The goal is to promote construction of single-family homes, townhouses and smaller, multi-unit buildings on residential blocks just off the reviving commercial corridors. It’ll launch with “a nationwide, Chicago Architecture Contest” aimed at establishing “modern design typologies” to be built by emerging development firms and made available for affordable home buyers.
Quote:
The second strategy is called “Ready Build.” It’ll make “custom concept plans” available for redevelopment of corner lots with ground-level stores and homes above. The cookie-cutter plans will include “conceptual architectural drawings, cost estimates and other pre-development” work to make it easier and less costly for “emerging minority-led development firms” to launch projects that “anchor the corners of key South and West side intersections.”
Quote:
The third and final strategy is called, “Chicago Block Builders.” It’s an online portal tailored to streamline the sale of thousands of vacant, city-owned parcels to private buyers, starting with 2,000 vacant lots that will be made available this year in the 10 Invest South/West neighborhoods.

Great news. I hope enough of these conversions in this part of the Loop create the impetus for a quality supermarket in the neighborhood.

Interesting story about Dave's Records on Clark near Wrightwood in Lincoln Park closing...but buried in there is talking about how the building is going to be demolished and replaced. It's currently a pretty large 1 story building with the former Dunlay's on Clark, D.O.C., Dave's, and Affordable Portables. They have to be going more vertical in their plans...

Quote:
Crain opened the store, 2604 N. Clark St., in a former 2nd Hand Tunes location in 2002, according to the Reader. The building was sold about a year and a half ago, and its owners have told Crain they plan to knock down and replace the building.
The LLC that bought it has the managers as a wealth advisor at Great Point Capital and some lady who I believe is an Aesthetician from a bit west of San Jose who may be related in some way to a skin doctor who owns a clinic there.

Found this photo from LoopNet. Have no idea if this foreshadows the plans or not. There's a PDF attachment on here too. Looks similar in height to the nearby 8 story building. Not sure if the image in the PDF is of the actual proposal or just a placeholder.

^ 2600 N Clark

Zoning today is B1-2 which provides a FAR of 2.2, so that rendering would definitely require a zoning change.

Gotta be a placeholder... the building in the rendering is much too wide to fit on the Clark St site.

The building is pretty sizable and if that rendering is just "backwards" and the vantage point is supposed to be from Wrightwood then it could work:

From a height perspective though it's pretty consistent with the first image that doesn't show any sort of design but a relative height. Looks like it would be in the 7 to 9 story range.

The 6 story affordable housing project by Western brown line in Lincoln Square has been approved by the Chicago plan commission.

Now it just needs city council approval, which should be a formality considering it has the full support of alderman Matt Martin.

Lincoln Square Affordable Housing Development Near Western Brown Line Gets Key City Approval
The development announced in 2020 has been revised multiple times amid debates about parking, housing and public transit. The project still requires City Council approval.

LINCOLN SQUARE — An affordable housing project that’s been at the center of fierce debates among neighbors, the local alderman and city officials took a critical step this week toward becoming a reality.

The Chicago Plan Commission approved plans Thursday for a six-story, 63-unit affordable housing project at 4715 N. Western Ave. Developer Community Builders is behind the project, which has been in the works for two years.

The housing is planned for a metered parking lot across from the Brown Line station. The latest proposal also includes ground-floor commercial space and 18 public parking spaces

I just checked Google Lens on a hunch... This is an actual building in DC ("The Batley") in their version of Fulton Market, it's not the design for Clark/Wellington.

Ridiculous that this little 6 story building has caused such a ruckus from residents. Buildings like this should be the norm through out the city. If you wanna deal with little traffic and small buildings with plentiful parking, move to the suburbs.

^ NIMBYs gonna NIMBY.

remember, change isn't scary, it's utterly terrifying!!!

I for one can't wait to see that heinous parking lot bite the dust.

It's the most obnoxious one in all of Lincoln square in my opinion (and directly across the street from an L stop).

Nice find! Well, still appears the new building could be in the 7 to 9 floor range though. Very curious as to the entire plans. CRB is using the same image on their site for that property too. Wonder if it's literally just a placeholder or if they will try and base some of the design on The Batley in DC. It's interesting that other properties on their site don't have renderings yet this one in LP does.

That whole street should be lined with AT MINIMUM 7 story buildings. The more all these 1 story buildings get demolished the better.
