I think office is lower like 93-97K (all the brochures/websites had different numbers for the third floor offices) And they had floor 1/2 retail broken down and it's close to that 272K retail number.
The tower rezonings mentioned residential:
Proposed Residential G.F.A (Phase I) - 138,298.38 m2 (1,488,631 sq.ft.)

There's 71,498 sq feet of amenity space above the offices (it's excluded from Phase 1 FAR calculations)
And it said Phase 1 residential was 6.6 FAR
If you do everything on the north side of the guideway the Phase 1 area is like 120,000sq feet.
