The first renderings of Jeff Greene’s planned two-tower project in West Palm Beach have been released, revealing an ultra-modern style with large swaths of green space.

The 30-story towers, designed by Arquitectonica, would sit on a large retail podium at 550 North Quadrille Boulevard in downtown West Palm. The newly released renderings also come with an official name: One West Palm. Until now, the project had been named 550 Quadrille, after its address.

Together, the towers would house roughly 829,000 square feet, of which 410,000 square feet would be dedicated to offices. The rest would be occupied by a 200-room hotel, 76 residences with access to hotel amenities, and a variety of other features like restaurants, a conference center and ballroom, and a fitness center and spa. Renderings show the towers would have a segmented design, with sections of several stories sitting catty-corner on top of each other. The rooftops are draped with greenery, as is the podium’s exterior. Greene, a billionaire investor and resident of Palm Beach, filed plans for the project with city officials earlier this year. Several real estate professionals in that area raised concerns over Greene’s plans, including claims that its density isn’t a match for the neigborhood, and that the downtown office market can’t absorb another 410,000 square feet of space.

The city of West Palm Beach recently approved billionaire developer Jeff Greene’s $250 million mixed-use project for 550 North Quadrille Boulevard. Greene, who has amassed multiple land holdings in the city, told The Real Deal that the project is his “absolute” number one priority.

“There’s nothing like it in West Palm Beach, maybe even all of Palm Beach County,” Greene says. He claims that the proposed buildings will be the tallest in the city, providing one-stop living for upscale professionals.

Greene added that the project will be financed with a construction loan and that he will put up some equity. He won’t be adding other investors, he told TRD. Lenders already are knocking on his door to provide a loan, Greene said. “It just depends on who gives us the best terms.”

Greene hopes to break ground on the project within the next three to six months, and hopefully finish within two years.

Yes there are a bunch of proposals in the downtown West Palm area. Related has a ~490 foot office tower in the works as well. Downtown Fort Lauderdale is tons of new towers as well.

An incentive plan that would allow for the development of waterfront skyscrapers in downtown West Palm Beach was nixed on Thursday.

West Palm Beach Mayor Jeri Muoio killed a proposed plan that would have allowed 30-story office towers in the city’s downtown waterfront – where only five stories are currently allowed. Its purpose was to encourage high-end office development, in turn attracting employers and their employees, the mayor said.

That would of been 800k worth of mixed use. 400k sq ft of office would of been nice for the area. W. Palm Beach needs more height. This provincial height cap is ridiculous.

One West Palm is an 826,500 SF (76,800 m2) mixed-use complex comprised of two towers and a podium with retail, amenities and parking structure for 710 cars. A mixed-use tower at the southwest corner of the site along Quadrille Boulevard contains 170,000 SF of Class A office space and a 200 suite hotel, while a residential tower of 218 apartments rises above the northeast corner along North Dixie Highway. The ground floor contains shops, restaurants and a daycare center that line North Dixie Highway and Fourth Street while smaller apartments line intermediate podium floors. Separate drop-offs allow independent arrival to each of the office, hotel and residential uses. The upper levels of the podium contain a conference center with ballroom, an event space that doubles as competition sized tennis courts, a major fitness center with indoor lap pool, a full-service spa and both residential & hotel pool decks. Amenities are connected to the office, hotel and residential cores for use by all. The mixed-use tower has an open roof deck that allows high level views to be enjoyed to the south and east.

Both towers will be 30 stories, with the tallest reaching 426 feet. Currently, the tallest building in the county is the Tiara condo on Singer Island at 391 feet in 42 stories.
One West Palm would be taller, despite having fewer stories than the Tiara, because it would have much higher ceilings.
