The zoning app is up for 415 N Sangamon now. A new 17 story, 260 ft tall office building with ground floor commercial/retail/office space. This comes from Fortem Voluntas Ventures, which is led by Joy Jordan formerly of Sterling Bay. It looks like they're going to incorporate the facade of the current building into the overall design. A lot of the site is a vacant lot looking area so it's awesome to see. This will be across the street from the new Guinness Brewpub basically and not far from the Green/Pink line stop there. The retail tenant entry will be on Kinzie across the street from Guinness (more or less)

I remember posting the Crain's article about this land back in April. Nice to see it's gotten this far.

Could be very interesting. I'm glad the sloped portion faces south. Any landscaping may actually survive.

Jordan said she has raised some equity for the project from local high-net-worth real estate investors and would develop the building on speculation...

Can't wait to see renders, especially of how the photovoltaic panels will look.

Yeah the whole south side of this building looks like it is PV panels and they have tried to optimize the angle for maximum power output.

I wonder if they are targeting a net-zero or other green building designation like LEED platinum, etc.

The website rendering is accurate

Latsko offers first look at Fulton Market resi tower on Guinness taproom site
Quote:
Chicago developer Fred Latsko unveiled a rendering of the apartment tower on tap to accompany the nation’s second Guinness brewery planned for Fulton Market.

The project at 375 North Morgan Street is on the west portion of the site where the brewery, announced in September 2021, is under construction. Latsko said he has been working with the city’s Committee on Design on a plan for the building to rise nearly 40 stories. It will include more than 500 apartment units “with loads of green space,” Latsko said.

It’s another glass high-rise planned for Fulton Market, a neighborhood with a fast-growing office supply that has experienced a surge in its residential development in the pipeline of late. Latsko initially pitched his project as a 33-story office tower but pivoted to apartments amid the pandemic.
