The 2 WTC progress is like getting a multiple tooth extraction on a tooth thats infected, with two dry sockets, and with no Novocaine, laughing gas or anesthesia. Its excruciating.

Kinda sad that we will probally see 5 WTC rise before 2 WTC. Meanwhile, the rest of NY booms. I mean Tower Fifth, the rubbish called Tower Fifth, is on its way to rise soon.

We're talking real world here, not theoretically. There's no need to get your hopes up for a 1,200 ft + tower when you know the height limit is 900 ft. That's just, well I won't say it.

Kathleen Moore watched the 9/11 terrorist attack from her 10th floor window just south of the World Trade Center, and escaped the ensuing toxic miasma. She’s lived through 18 years of site construction, and survived a 2016 apartment fire.

The 79-year-old Moore, along with many of her Lower Manhattan neighbors, now faces a different but daunting challenge: Local redevelopment. And she’s not so sure about emerging unscathed this time.

“If you think about it, you’ll cry," the genial Moore said over coffee at her Cedar St. loft, with its hardwood floors and view of the Hudson River. "Who knows what the future is going to bring? This was such a wonderful place to live through it all.”

Fears of demolition and displacement began when the Lower Manhattan Development Corp. issued a request for proposals (RFP) last month for 5 World Trade Center, site of the long-gone Deustche Bank and one of the area’s last undeveloped swaths of land.

^ OMG. What is there to cry about? It's a vacant site -- no one is being displaced. Or do I have that wrong?

A large-scale residential or hotel development would be perfect here. An entirely office district leads to a deadzone after hours and weekends. My quality of life improvement would be to bring the people.

Ants are being displaced. Ants that live in the soil, and NY rats that bury their loot that they stole from restaurants that where closed by the Health and Mental Hygiene Department.

No, you have it right. People whine about everything. They were whining when the towers weren't being built fast enough, and now that a plan is taking shape, they're whining about that.

Mary Dierickx, a historic preservation consultant who has lived downtown for four decades, would welcome housing, which she believed would cultivate a sense of neighborhood more than another office or hotel.

"After they have … billions and billions of dollars spent on things like the Oculus — how many acres of marble is that — they're going to go for the highest bidder," said Perillo. "They don't care what happens to residents."
It's amazing the amount of development that takes place in this city, considering the amount of NIMBY bullshit you have to get through to do anything. That makes it even more impressive.

I don't see what the problem is with this being residential and these "local residents concerns" are when not to far from the WTC complex, you have residentials rising. Not to mention conversion of older office stock to condos.

Lower Manhattans residential population has risen dramatically in the last 10 years, and now they act surprised that if more residential, its a bad thing? Where were these blood suckers when everything else was rising that helped push the population to over 80k for the node?

Its silly that they would express concern for this. Meanwhile, the cranes continue not to far from this location.

I really think its just because of the name. World Trade Center. Its all a game of PR on their part. They never attacked 99 Church, or 5 Beekman, or 8 Spuce or 130 William, or 111 Murray... or any of the budget crap rising on water street, but now... NOW is the time to come out and attack a great development opportunity.

I didn't even know there were NIMBYs in lower Manhattan. I guess it only takes a few people complaining about something to make a news story though.

On a random side note this would be an awesome site to rebuild the Singer Building and City Investing Building.

Reminds me of the Starbucks Christmas cup "controversy" every year. "Journalists" just sift through twitter for what they need and screenshot the tweets (that rarely have more than 10 likes) to prove their point in their articles.

World Trade Center Site Could Get 1.1 Million Square Feet of Apartments

Many developers say they have a big decision to make, either propose building another commercial tower or, for the first time, a mixed use structure that includes residential apartments.

“I know there's going to be some residential development component here,” said Elizabeth Velez of the Velez Organization. “We’re looking to bolt on to the best team that’s out here." Her family founded the Construction and Management Company that actually did work on the Twin Towers in the 1970's.

This project could include more than a million square feet of apartment units and at least 20% of them would have to be set aside on site as affordable units.

"What we've decided with the Port Authority, who really has the right to build that building, is that we should go out there and test the market," explained Lower Manhattan Development Corporation Chair Holly Leicht, "because we’ve heard a lot that there is an influx of a lot of office space, and this is a community that wants more mixed use, and would like some residential and particularly some affordable housing as well."

The structure could rise a maximum of 900 feet. That’s about half as tall as One World Trade Center, including the spire.

5 World Trade Center sits just south of Liberty Park and the Saint Nicholas Greek Orthodox Church. Just north of that are where the reflecting pools reside.

5 World Trade Center is on the location of the old Deutsche Bank. The building sustained significant damage during the September 11 terror attacks. Then in 2007 a massive fire broke out killing two fire fighters. The demolition process after the blaze took four more years to complete.

“We don’t want somebody to buy the site and then sit on dirt," said the Port Authority's head of Real Estate, Mark Spector. "We want something to happen,” he told Manhattan Community Board 1 last week.
The Port Authority of NY and NJ and the Lower Manhattan Development Corporation explained to CB 1 what’s next. The board has not taken a position, but some members have.

"We need more affordable housing. That's the reason why I’d prefer to see housing," said CB 1 member Patricia Moore, who is also a long time resident of the area.”

The site is already cleared for a commercial structure, but if the Committee to be formed by the Lower Manhattan Development Corporation and the Port Authority chooses a residential plan, there will have to be a lengthy process of public hearings that includes an environmental impact study. It's something some community board members and residents say is needed.

"This is an opportunity for really big location to really have some thoughtful planning on how it integrates into the surrounding,” said CB1 member and Battery park City resident Tammy Meltzer.

"Is that what’s missing from the World Trade Center site so far, or no?” I asked her. Meltzer answered, "Absolutely."

The deadline for developers to get their pitches in is September 20. Officials say they’ll likely pick a winner by the beginning of the new year.

Blank Slate: What Will Finally Rise on the Last World Trade Center Site?

“Is it going to be more valuable as a residential site or will it be commercial?” she said. “We don’t know.”


Without public review, a commercial building of up to 1.35 million square feet could be built on the site As a hotel, it could have as many as 800 rooms and 150,000 square feet of convention space, plus 45,000 square feet of retail.

A residential building, on the other hand, would require months of public review—and, as Leicht noted, would be scrutinized by a newly formed Community Advisory Committee of elected officials, their appointees, and a CB1 representative, as well LMDC and Port Authority officials. An environmental review would also be required.

Silverstein, Brookfield Consider Joint Bid to Develop 5 WTC

The Empire State Development Corporation (ESD) released a request for proposals (RFP) for the site in June and has set an upcoming September 20th deadline for bids.

While Silverstein and Brookfield have operated neighboring properties in downtown Manhattan for decades, a partnership of this sort would be new territory for the two firms. Spokespeople for Silverstein and Brookfield declined to comment on their plans for 5 World Trade.

Silverstein oversees much of the World Trade Center site via a master lease from the Port Authority of New York & New Jersey, which owns all of the WTC land except for Site 5. Silverstein has developed and owns 7 WTC, 3 WTC and 4 WTC. It also controls the yet-to-be-developed 2 WTC site, where plans for an anchor tenant have fallen through more than once. Brookfield, meanwhile, manages the sprawling commercial development and mall next door known as Brookfield Place.

Durst is also a major player at WTC because the company built and continues to manage 1 WTC jointly with the Port Authority.

The who’s who of the New York development world have about three weeks left to submit plans that align with the ESD’s vision for WTC 5.

The site can accommodate up to 1.3 million square feet of mixed-use development, including as much as 1.1 million square feet of residential space, according to the RFP. The lot is currently zoned for commercial uses, including offices, an 800-key hotel, 150,000 square feet of convention space and 45,000 square feet of retail. Buildings could also reach up to 900 feet in height.

A lot of creative companies are moving to the WTC. Today the transit lobby of 3 WTC will open, allowing 3 WTC tenants in-building access to the Oculus and the transit network.

Uber set to sign massive lease at 3 World Trade Center

The expansion comes as Uber struggles to raise its stock price after pricing its shares in a May initial public offering at $45 — below expectations. The stock closed Friday down 2.4% to $33.25 a share, giving Uber a market value of $56.5 billion.

Crain’s reported that the San Francisco-based company — with offices in Chelsea and Times Square, as well as outposts in Brooklyn, the Bronx and Long Island City — plans to consolidate several locations at the space.

Crain’s said rents at 3 WTC are in the high $80s per square foot, reflecting rising demand for commercial property in lower Manhattan.

The building’s largest tenant, with 700,000 square feet, is GroupM — the world’s largest advertising media company by billings.

Yea good news for 3WTC but it makes me wonder if 2WTC will ever see the light of day. I guess it makes more sense for them to lease in an existing building though.

Larry wants to see it happen in his lifetime and he's an old man, I hope he gets his wish
