Ignore this roughly created graphic, but I noticed that the renderings on the site keep changing. The original rendering for the three towers showed them all, the second iteration which was put on the site showed one tower. And finally, the third iteration now shown on the site shows 2 towers, with the third missing? Does this mean that the 2nd tower is going to start soon?

Could be that they start in time. With other components, if say sales are still on-going and once they reach a certain amount, a secondary or tertiary phase is kicked off. Right now only one tower is going up.

Construction Permit Created For Second 648-Foot Miami River Tower

Miami Building Department records show that a construction permit process was created for the second tower in May. It is not yet in review, with full plans still not submitted.
The second tower will rise 54 stories or 648 feet, according to the construction permit filing. That is identical in height to the first tower now under construction.
Tower 2 will include 468 residential units, and 6975 square feet of retail.

As with the first tower, GT McDonald is listed as the contractor.

Correct...this project will be well behind this location. Although it may be visible behind and to the right of Aston Martin.

Unit count was upped for the whole project to 1961 apartments; originally being 1,678.

Miami River Project In Brickell Increasing Size To Nearly 2K Apartments

Miami River’s developer has just signed an agreement with Miami Dade’s Water and Sewer Department, in a deal that will see more apartments than originally planned.

According to the September 27 addendum to the original utilities agreement, the Miami River Special Area Plan in Brickell will now include:

1,961 apartments
29,600 square feet of full service restaurant
40,000 square feet of office
120,020 square feet of retail
17 marina slips

Meyer Chetrit signed the agreement on behalf of the developing entity.

The project was originally planned to have 1,678 residential units, 330 hotel rooms, 196,882-square-feet of retail space, 98,040-square-feet of office space, and a 30-slip marina, according to a 2015 utilities agreement.

In 2021, a new utilities agreement was signed, superseding the 2015 deal. The 2021 agreement called for 1,843 apartments, 54,200 square feet of full service restaurant, 40,000 square feet of office, 130,600 square feet of retail, and 17 marina slips.

The first 54-story tower at the complex is already under construction, and will have 632 apartments.

First Paint At 648-Foot Chetrit Miami River Tower, Second Tower Breaking Ground Soon

Second 649-Foot Tower Approved By FAA At Brickell’s River District

The Federal Aviation Administration has issued height approval for a second tower at The River District in Brickell.

The second tower is permitted to rise 642 feet above ground, or 650 feet above sea level – identical to an another tower already under construction in the district.

The approval was issued on February 16.

Construction on the second tower is expected to begin in early 2023.

The new tower will be condos, with sales launching soon.

The River District is planned to include four towers and 4 million square feet of new development.

Two towers are planned with apartments (one is already under construction), one with condos, and one with office.
