Oh they’re finally doing the FIT expansion! And it looks like SHoP still did the design. Geesh, that’s been on the books forever. I remember seeing the original design waaaay back-when in the WitedNY days. It was super-innovative back then, and seemed to anticipate a lot of the work DS+R ended up doing subsequently. They ended up with something much more straightforward. Still good though

The Department of City Planning is now reviewing proposals to construct a nine-story mixed-use development at 1160 Flushing Avenue in Bushwick, Brooklyn. Designed by S9 Architecture and developed by Totem Brooklyn, the property will comprise more than 238,000 square feet and include a mix of retail, office, and light industrial components.

If approved, the building will replace an existing single-story building.

The site is located in an area zoned primarily for ground up manufacturing or warehouse buildings, as well as some commercial use. Before the developer can break ground, the city will need to grant a zoning amendment to permit the construction of the mixed-use property, which also exceeds existing height restrictions.

While specific building amenities have not been confirmed, elevation diagrams from S9 Architecture also reveal multiple terrace levels. The outdoor space above the fifth floor will most likely accompany a premium office suite once the building is completed.

The next phase of approvals includes the review of an Environmental Impact Statement by the City Planning Commission, local community boards, and the borough president. The developer is hopeful that the project will debut by 2026.

Designed by ESKW Architects and developed by Community Access, the structure will comprise 105 studios, 21 one-bedrooms, 22 two-bedrooms, and six three-bedroom apartments. A total of 154 homes will be reserved for households at 30 to 80 percent area median income (AMI). The remaining 86 units will be available to the formerly homeless, who will also have access to on-site support services rendered by Community Access. Each apartment will come equipped with free broadband internet access.

“We’re tackling housing insecurity and homelessness head-on with this project that will deliver high-quality, affordable homes to New Yorkers,” said governor Kathy Hochul. “This development on Baez Place in The Bronx will uplift the entire community with more than 150 units of housing as well as wraparound services for seniors and people experiencing homelessness, the latest effort from our $25 billion housing plan to unlock opportunity and give families a safe, stable place to call home.”

Planned amenity spaces will include a community room with a commercial kitchen, a computer room, a laundry room, and a fitness center. Residents will also have the opportunity to participate in urban agriculture in an outdoor green space and a greenhouse located on the top floor of the building.

Available social services will include individual counseling, self-help groups, structured group activities, harm-reduction services, access to community mental health and health care providers, medication management assistance, and employment referrals. Additional services for senior tenants will include individual support from dedicated senior advocates and on-site primary care.

At 130 percent of the AMI, there are 18 one-bedrooms with a monthly rent of $2,100 for incomes ranging from $72,000 to $156,130 and eight two-bedrooms with a monthly rent of $2,500 for incomes ranging from $85,715 to $187,330.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 19, 2022.

Project Update: 10-47 Beach 21st Street (Beach 21) - Recently wrapped up

Construction is complete on Beach 21, a ten-story affordable housing building at 10-47 Beach 21st Street in Far Rockaway, Queens. Developed by The Community Builders with support from New York City’s Economic Development Corporation, Department of Housing Preservation and Development, and Housing Development Corporation, the structure yields 224 units reserved for New Yorkers earning 40 to 80 percent area median income (AMI) and 23 units for the formerly homeless, as well as 28,000 square feet of ground-floor retail and community space including a daycare center. The project is part of the city’s Downtown Far Rockaway Revitalization Plan and is located between Mott Avenue to the north and Cornaga Avenue to the south.

In addition to the new building, city officials have also completed $114 million of infrastructure improvements including more than two miles of new storm sewers and new curbs, 88 new catch basins to alleviate flooding, 101,000 square feet of new sidewalks, the replacement of 10,000 feet of sanitary sewers and aging water mains with new pipes, and the planting of 71 new trees.

“These affordable units, when partnered with great community space and $114 million in streetscape improvements, represent a game-changing moment for this community,” said Dan Garodnick, New York City Department of City Planning director and City Planning Commission chair. “Congratulations to borough president Donovan Richards, The Community Builders, and all of our partner agencies that helped to make this possible.”

All State 12 is the general contractor for the property, which is located on a triangular plot at the intersection of Commercial and Clay Streets.

The black and white rendering in the main photo depicts the northern elevation along Commercial Street with the bulk of the massing rising along the eastern half of the plot. Several corner balconies with glass railings flank a grid of floor-to-ceiling windows on the upper floors, and the podium is depicted with an outdoor terrace on its roof. A series of diagonal columns cross in front of the double-height ground-floor windows, adding depth to the design.

The City Planning Commission has approved the construction of an six-story mixed-use property at 77-39 Vleigh Place in Kew Gardens Hills, Queens. Led by developer VP Capital Holdings, the building will create a mix of market-rate apartments, affordable homes, a retail component, and community facility space.

The development site sits on a wedge-shaped lot between 78th Avenue and 77th Road facing Vleigh Place. The project was originally proposed in 2020 as an eight-story building with 119 rental units. A total of 36 apartments would have been reserved for affordable housing.

Following a lengthy Uniform Land Use Review Procedure, where members of the local community are invited to give feedback on proposed developments that require substantial rezoning, Queens Community Board 8 and the Queens borough president voted against the development in March 2022 and again in April.

The current iteration of the project specifies the construction of a six-story, 83,500-square-foot building with up to 90 apartments. As many as 27 units, or 30 percent of the floor area, will be earmarked for affordable housing. The property will also create 126 parking spaces and 35,000 square feet of commercial and community facility space.
