Controversial Miami Parking Authority Plan For 33-Story Apartment Tower

The proposal submitted by Grand Station Partners calls for a 300-unit, 33-story apartment building next to the Courthouse Garage at 240 North Miami Ave. Grand Station Partners is a partnership between Vadia Development, headed by former Related Group employee Ricardo Vadia, and Roc Developement, headed by Oscar Rodriguez.

Mana Development’s competing proposal would have seen a 55-story tower built both on MPA property and on an abutting site owned by Mana. It would have included two hotels, apartments, and office space.

At the committee meeting earlier this month, lawyers for Mana accused MPA officials of impropriety, saying they were told that they would be required to partner with Grand Station Partners to be included in the deal. According to Crespogram, there are rumors that one of the winning bidders is a “Tampa homeboy” of Art Noriega. Despite the cloud over the process, the board voted to award the deal to Grand Station.

Moishe Mana three-way deal could bring new downtown Miami tower

The three parties in this legal tangle are the parking authority – operated by the city’s Off-Street Parking Board – Grand Station Partners LLC and Mr. Mana’s North Miami Ave Realty LLC.

At its Feb. 1 meeting the board approved a sublease between the companies and an amendment to a ground lease the authority has with Grand Station, which includes consent to the sublease.

The sublease encourages the developers to work together to build out the east side of a city block, which is home to the parking authority’s headquarters, the Courthouse Center Garage at 40 NW Third St.

The authority owns an abutting undeveloped site at 240 N Miami Ave. filled with grass, sidewalks and small trees. Mr. Mana owns lots on the block’s southeast corner.

The sublease says Mr. Mana’s company intends to build a high-rise mixed-use tower on its neighboring site with ground floor retail, a 150-room hotel with ancillary support, offices and residential.

Part of the project will extend into the space above the Grand Station garage “by either using a cantilever method which would not change or impact Sublandlord’s original plan for this portion of the Parking Garage… or designing a building with structural elements which will rely upon certain components of the Parking Garage for support and foundation…,” the sublease says.

Grand Station Partners Submits Plans For 300-Unit Apartment Tower

The developer told the SFBJ that they are adding extra 2-bedroom units to appeal to those renting with roommates.

There will also be a 369 space garage and 5,000 square feet of ground floor retail.

Miami’s UDRB is scheduled to review the plans on July 19. Zyscovich Architects and Frances Anillo Toledo are the architects.

Groundbreaking is expected in early 2018.

Grand Station Partners Gets Utilities For 31-Story Apartment Tower Near Brightline Station

Grand Station moves forward with 30-story apartment tower in downtown Miami

The parking authority, a quasi governmental agency that manages the city of Miami’s parking assets, Moishe Mana and Grand Station Partners reached a settlement in February 2017 over a lawsuit tied to redeveloping the east side of the city block. MPA approved a sublease of air rights that will allow Mana to build a separate residential high-rise. Mana originally wanted to develop both the lot and the garage.

Site work on Grand Station in the heart of downtown Miami takes root with tree mitigation

Work Underway At Site Where 31-Story Grand Station Tower Planned

Contractors began moving dirt for the first time yesterday at the Grand Station property, where a 31-story is planned.

Records show that a construction permit is still being worked, despite being submitted multiple times since last March. The developer has now resubmitted the plans to Miami’s Building Department six times, with the most recent resubmission on November 13.

Construction cost is estimated at $41 million on the permit.

The developers already have approval from the FAA for a building height of 322 feet above ground, according to a ruling issued by the agency earlier this year.

They also have obtained approval to connect 300 apartments and 5,000 square feet of retail to the county’s water and sewer system.

Grand Station Partners is developing the property in a deal with the Miami Parking Authority, which owns the land.

Apologies for bumping the thread but does anyone have insight in the way of recent updates on this tower? It appears to have begun construction, as indicated by this post from January of this year on The Next Miami:

I actually searched it because of the much more recent update on this project in its relevant thread about a project directly across the street at 225-233 N Miami:

It will be interesting to watch both of these towers rising across the street from one another, even if it ends up one starting right after the other finishes. Either way, great to see Miami's core continue to add density and residents.

I agree it will be interesting watching two nearly 40 story residential towers rise across from each other in the heart of downtown.

I love Miami. It deserves better than this short fat box that also has a hideous facade. Moishe isn’t doing Miami any favors.
