Does this Los Olivos deal include the car wash? Probably not great land use but I would hate to see them close.

Isn't that the lot which was being discussed few pages back as a Lennar project that wasn't going to get off the ground?

I was there today and they're staying. The fence is up around the old hotel, but it's business as usual for the car wash.

Lawrence and Geyser has submitted a variance application for the property on the NWC of 5th Ave and McDowell. They want to build a 4500 sq ft retail building on the corner which would house a Pet Club. I've never heard of them but they appear to have 35 locations in the valley. It would be directly across the street from the North Kenilworth Veterinary Care building. The variance is to reduce the required 30' setback for parking to 0'. They would fill in the remaining pad space between the new building and the Habit Burger with more parking that would be right up against the city's right of way at the sidewalk. They are allowed 11,000 sq ft of retail. The developer's contention is that it is a net win for the neighborhood as they would add 20 spaces to a development that has parking problems, in the process adding a business that would not have a noon rush like the existing restaurants.

I would have liked to see something else for that chunk of dirt other than something that has something like 20% lot coverage. That's something you'd see in the far suburbs.

/\Agreed. If parking is an issue, developers need to start building above parking lots. It's more expensive, but isn't such a waste of land.

The tower crane for Portland on the Park is almost up. The rain caused it to not get fully completed, so watch for it to get finished over the weekend. I love the location and added height this is going to add to this area. It is definitely going to help fill in some of the gap between Downtown and Midtown.

That's going to be awesome! I really hope with this and the rapid development of 4-8 apartments/condos that are springing up all over we begin to see it making economical sense for more 10-12 story buildings to really fill in the gap between midtown and downtown. Certainly the first step in that direction!

Im really excited for downtown right now. Last time this happened 7 years ago they were far to ambitious the scale of these projects is much more reasonable.

If all of these get completed Downtown-Roosevelt-Midtown will have a massive influx of people, that means more Bars and Restaurants, more people wanting to live there hopefully we have finally kicked off an engine for downtown.

I know many people in the Young professional age group that want to live downtown/midtown but there is nothing in their price range that its worth it when they can get much nicer spots in Scottsdale or Chandler and Tempe.

Could one of these be the text office tower to break ground?

I found this article from 2012. I don't know if these were ever approved or not... If so, we may be close to one of these perhaps moving forward?

I saw a clay model of downtown and upcoming projects and it looked like something was planned for that lot between colliers and cityscape. Would absolutely love to see something going on that surface parking lot.

No that lot is now reserved for football block parties, we best leave it undeveloped for 25 more years
