Melo Group Says New 60-Story Tower With 824 Units ‘Coming Soon’

Melo Group has announced that it will soon begin a 60-story tower next to its 53-story Downtown 5th towers, according to Miami Today.

The new tower will have 824 units and is “coming soon,” the developer said.

It was previously known as Downtown 6th. Renderings have not yet been released.

Melo said its 58-story, 560-unit Downtown 1st is on track for completion in November 2022.

Melo’s Urban22 with 441 apartments and a masked parking garage is expected to be completed in January or February 2023.

The developer’s Aria Reserve with twin 62-story towers just broke ground, with the south tower expected to be completed in 2024 and the north tower in 2025. 95% of units in the south tower are already reserved, and 50% of units in the north tower are reserved.

There are no renderings, height, etc... for this building but there's already work commencing, it's crazy. Obviously work probably won't begin until most likely early 2023, maybe mid-2023.

I would bet this goes vertical before Okan Tower. Melo does not wait around.

Plans Submitted To FAA For 587-Foot Downtown 6th

Plans have just been filed with the Federal Aviation Administration for a new tower called Downtown 6th.

The filing was received by the FAA on January 26.

Downtown 6th is planned to rise 574 feet above ground, or 587 feet above sea level, the filing states.

The work schedule for the building is estimated to run from July 1, 2023 through December 30, 2024.

Last June, developer Melo Group said that Downtown 6th would rise 6o stories.

A total of 824 units were planned in the new tower, the developer said at the time.

Next door to the Downtown 6th site, the developer completed the twin 53-story Downtown 5th towers, with 1,042 apartments that quickly reached 100% leased after opening in 2021.

Melo also just opened its 58-story, 560-unit Downtown 1st, a few blocks away, which is said to be 85% leased a few weeks after opening.

Another Melo project called Urban22 with 441 apartments is now nearing completion in Edgewater.

The developer is also building Aria Reserve with twin 62-story towers in Edgewater. Construction is underway.

Okan Tower is also under construction on the same block as Downtown 5th and Downtown 6th.

Revealed: Plans Submitted For 824-Unit Downtown 6th, With Hidden Garage

Miami’s Urban Development Review Board is scheduled to have a hearing on the proposal at a February 15 meeting.

Tower design is meh, but +500 bonus points for wrapping the parking podium with residential units. Finally!!!!

It's great, parking pedestals are really ugly if done wrong.

Looking at you 900 Biscayne Bay and Marina blue...

The way things are going, more style towers like Downtown 6th or even Downtown 5th will rise.

Demand Demand Demand... and not enough supply as usual, even with everything rising or planned.
