No details beyond Onni planning a "mixed-use building at 357 N. Green St. that could be nearly 700,000 square feet," per Crain's back in March.

I think it is just construction storage for 354 N Union. The two sites came as a package deal from Cardiff Mason.

150 E Ontario

wasn't able to get a photo but construction fencing is up at 150 E Ontario, signs for W.E. O'Neil are up as contractor - a foundation permit is pending approval

About a month ago, Building Up Chicago found the city had about 30 cranes up. With how many construction starts there have been since then, we gotta be at 40 cranes by now.

It was 19 cranes on June 1 they posted. I didn't see a July posting

https://buildingupchicago.com/2022/0...es-in-the-air/

There's at least a few more now, but there will be 4 or 5 more in the coming months as well. Hitting 30 would be pretty solid.

360 N Green Wt issued a permit yesterday under the address 370 N Green. They already had a permit for a crane.

Interesting... I think this will be first new hotel to start post-Covid. That's definitely a good thing. The tourist haunts seem just as busy as ever.

And it's a Reschke project, so it's a good sign for some of his other projects (Thompson Center, Harris Bank, etc).

The diagrams show pre-cast concrete on 150 E. Ontario, all the way to the base. If those first couple of floors were actual stone, would be a lot better.

I forgot to post a rendering of 360 N Green, which got building permits yesterday for new construction. This gobbles up a surface parking lot and makes the walking between Fulton Market (street) and Kinzie a bit better, especially once Guinness is done and some other things around there already. There's also supposed to be a public park/plaza component to this which is nice. This is mainly an office building. 399 feet tall with 24 floors.

^ I believe it's been reported that BCG is leasing half of the office space.

Wouldn't that be the Citizen M at 300 N. Michigan (although that one is mixed-use with a large rental component). Agreed that it is good to see.

That project was about to break ground before Covid lockdowns, and Sterling Bay used a bunch of gimmicks to kickstart it. Not sure that one-off project says much about the current state of the city's hotel industry.

RIU/150 E Ontario was proposed in 2021 and now looks to break ground before the fall so IMO this is a greater vote of confidence.

Not gone exactly. It's been recreated permanently inside the lobby of 306 W Erie.

Wow, that's a neat detail! You should reach out to the Chicago Mag reporter about doing an update.

Valid point. Though I'm not sure if this is a case of the wider market bouncing back, or simply Reschke doing a George Costanza-style "opposite" approach to real estate investing.

This was one of the sites Chase was eyeing for a new HQ. I can't imagine a developer proposing an almost-supertall office building at the moment unless it was for a major corporate tenant.

This hotel should be pretty "safe" as it will be used for foreign tourists on RIU tours, so a fairly large guaranteed occupancy. Not going for business customers. RIU must have crunched the numbers and figured it was cheaper to vertically integrate. Perhaps they could have gotten a deal on a distressed hotel, but this might still be the better long term option for them.

I wonder if they're still eyeing 130N Franklin, a supertall would be epic there.

Yeah, logistically that would be a better location.
