and last is the mack daddy of staten plans -- river north --
it was modified and approved, but no work movement as yet --
it's across from the ballpark on an empty hillside --
shrunk to 2 buildings, 524 apts, 16 and 11 stories because whiners --
it was 3 buildings, 750 apts, 26, 25 & 13 stories --

its both oversized for the site and too big.

another issue is the immediate area is over tilted with drug addict programs and basically it gets dumped on by the city. staten islanders actually want these things, but more spread around and the city gives them no say in siting. also of note the shelter is right next door to where eric garner was murdered by the cops.

the only movement i have heard on north shore bay street rezoning and developments is a next move to build up the waterfront with a boardwalk between the ferry terminal and stapleton, similar to what is at urby in stapleton. we'll see what happens --

there is one more thing, a nice new rec center development is just underway --
it will replace the old demolished cromwell pier rec center --
its going up right next to lyons pool rec center --

STATEN ISLAND, N.Y. -- As an early Christmas present, Staten Islanders have gotten their first glimpse at the new $92 million recreation center slated for the borough’s North Shore.

Last week, the city Parks Department unveiled the official design of the new Mary Cali Dalton Recreation Center, which will replace the beloved Tompkinsville Cromwell Recreation Center that was demolished in 2013.

from today -- the highly visible staten lighthouse point tower's western/ferry station side unveiling is now underway --





also, via the boat -- the newly topped out 12 story 475 bay street building in stapleton stands out.

City’s first geothermal apartment building tops out in Coney Island

New York City’s first-ever multifamily geothermal building is one step closer to welcoming tenants to Coney Island.

Real estate and development firm LOCR announced on Tuesday they had built the top floor of the 471,000-square foot, 463-unit residential building at 1515 Surf Ave.

just announced in april and throughout may already hard at work demo-ing 25 water street for conversion to 1200 residential apts — largest conversion in the country —

STATEN ISLAND, N.Y. — A $400 million city investment will see the North Shore’s waterfront transformed with more big business, housing, a new school and open space, Mayor Eric Adams announced Thursday.

From Stapleton to New Brighton, and possibly beyond, the plan envisions a totally new North Shore waterfront with open space, 2,400 housing units, and business opportunities that officials say could bring more than 7,500 new jobs and $3.8 billion in economic impact.

PROJECTS IN THE PIPELINE

Before 2024, the city will break ground on the new $200 million Stapleton esplanade along Front Street, and the Mary Cali Dalton Recreation Center meant to replace the former Cromwell Center in Tompkinsville.

Additionally, by the end of the year, the city will begin its search for proposals on how best to redevelop the Jersey Street Sanitation Garage into a 200-unit affordable housing development, revamp the New York Wheel site, and transform a portion of the Stapleton waterfront, just south of the Urby housing development, into a mixed-income community.

Through 2027, the plan lays out a number of additional projects, including the completion of Lighthouse Point, the revitalization of Pier One, and a public-space transformation of much of the waterfront from Richmond Terrace and Jersey Street to just before Front Street’s intersection with Bay Street.

BRIDGE TO BRIDGE VISION

While the plan focuses on those neighborhoods, it also shares a future bridge-to-bridge vision that would connect the North Shore waterfront from the Verrazzano-Narrows Bridge to the Bayonne Bridge.

^ the 2019 bay street corridor plan imagined that. afaik its still in place as a planning guide. this current investment is more focused directly along the waterfront itself.

i happened to be at the whitney the other day before they dedicated the new gansevoort peninsula park fka the sanitation pier, so you get fresh pics — i have a few more if anyone is interested — its been u/c for several years, so nice to see it opening at last —

Manhattan unveils its first public beach along the Hudson River

The city welcomed its newest park Monday — and it’s Manhattan’s first public beach.

Gansevoort Peninsula located in Hudson River Park has a public beach, sports field, a beachfront landing for non-motorized boats like kayaks and 20 million oysters around the land. Gov. Kathy Hochul spoke at the opening and said Gansevoort is the largest park built in New York City since Central Park.

“This day, this place, reminds me why New Yorkers are so exceptional,” Hochul said. “To take a place that had been abandoned and overlooked and forgotten and turn it into a gathering place for people from around the world.“

The peninsula was previously a depot for the Department of Sanitation, according to the Hudson River Park Trust. It sits across from the Whitney Museum on Gansevoort Street and alongside the Hudson River Greenway. Surrounding the peninsula are views of the Statue of Liberty and One World Trade Center.

On the water, the online news magazine reports that workers were setting up barriers and buoys to protect Clinton Cove.

The work begins just about a month after two huge investment firms agreed to flush funds into the project, with over $350 million invested, according to a late August announcement, working alongside the city and the New York City Economic Development Corporation.

Vornado has a just-below 50 percent stake in the project, with Hudson Pacific and Blackstone nearly evenly splitting the rest of the public-private venture.

The 266,000-square-foot studios will include six soundstages to accommodate television series, live audience shows and feature films, NYCEDC said at the time.
