Last week, St. Louis' new soccer team revealed its name, colors and shield.

I love it all - the colors, the shield and the name of the team.

The Element Hotel by Westin at City Foundry (in Midtown) is about 80% complete.

The Element Hotel boasts 153 rooms with 10,000 square feet of retail space at street level. At the top floor of the 8-story building, there is a rooftop lounge and bar. Source

South Kingshighway in Southtown to See New Apartments

SOGRO will be a 3-phase development that will ultimately consist of 333 apartment units, with rents starting at $1.48 per square foot, and 338 parking spaces. Retail space was once part of the project, but it no longer seems to be part of the plan.

Phase 1 will consist of 3 buildings and be built up against Kingshighway. Phase 1 will bring 178 apartments to the neighborhood in a $37.2 Million project.

Here are some project updates for Forest Park Southeast (Grove) neighborhood of the City of St. Louis. All photos were taken by me today (August 30th).

Hue at Chroma
The 111-unit, 4-story Hue at Chroma a (Chroma Phase 2) is getting it's brick. The project fills in a formerly gravel lot in the booming Grove neighborhood. This project is one block North of the main Manchester strip. Green Street and KDG are the developers on this project.




The Missouri Foundation for Health Campus
Footings are in place for the replacement building that had to be demoed due to structural issues. Next door, a formerly 4-family building has been renovated into office space for the Foundation for Health. Both buildings sit on the block of Tower Grove between Vista and Hunt.



1417 Tower Grove
This building is undergoing renovation into apartments. Not too much work has been done on the outside but based on observations, the second floor has quite a lot of new framing.


Golden Grocery
Golden Grocer STL will move into a new building that is being renovated at the Northwest corner of the Taylor and Chouteau intersection. Compared to how this building once looked, this is a big improvement.


4475 Chouteau
This corner building is part of the Aventura at Forest Park apartment complex. It was Phase 3 of the development and is nicely placed at the corner. the design is simple but at least it looks decent. Some neighborhoods in St. Louis struggle to get proper corner infill built, so this is nice to see for a change.


4470 Chouteau
This old service station was renovated into "Tuber Organic Cafe". It has yet to open up.


Core at South Newstead
10 new houses were constructed in the Grove in the past few years to make up the "Core at South Newstead" development. This is about it for the new houses in this development. Green Street has plans to construct 5 apartment buildings and 2 townhouse buildings in the area and fill in vacant lots, so opportunities for new single family homes of this style will be limited.

This project update is for Midtown-Grand Center. All photos were taken by me over the past several days.

3000 Locust Lofts
This is in the Midtown Alley District of St. Louis. This development was done by Collegiate Development Group. CDG moved their offices from Clayton to this building and now calls Midtown home. Upstairs, there are just over 20 luxury apartment lofts. This is the first market rate housing development along Locust in Midtown Alley for a very long time. This will soon be joined by the Malone (Beaumont Building) at the corner of Beaumont and Locust. For now, future apartment projects in the area will probably be determined by the success of 3000 Locust.



Olive West Homes
The Tatiana Bilbao master planned Olive West housing development is starting to come together. 3 model homes have been erected and a 4th is having it's basement framed. An in ground pool has also ben built behind the partially renovated Wolfner Building, which will become a community center. By next summer, a majority of this site should be seeing homes sprouting up along with a Michael Maltzan designed apartment building at Olive and Vandeventer. This project is significant as it brings many renowned architects together along with building single family homes in Grand Center.

The developers are Steve Trampe and Emily Pulitzer.





The City Foundry
The City Foundry project still has some work to do but is more or less completed. Office tenants are moved in but the Retail and Food Hall portions of the project remained closed due to Coronavirus. The Alamo Movie Theater is still under construction as well. One thing that I do not like about the project is the lack of color along "Foundry Way". It's all gray. I hope that the murals that will be painted add some color but I also hope that the Lawrence Group (developer and architect) adds planters (with trees, bushes, and flowers), umbrellas, and colorful chairs to Foundry Way to brighten it up a bit. There's still time before the development is officially opened to the public, so I'll wait till it's 100% completed rather 90%.








Element Hotel on Forest Park
The project missed it's target opening of August 2020, but that's ok. The project will now open later on in the Fall. HotWorx Fitness will open on the first floor when the hotel opens. It will serve Midtown and the City Foundry along with whoever else would like to stay here.



3765 Lindell (The Verve)
3765 Lindell now has a name: The Verve. I discovered this during my walk because a leasing office is being put into the Gerhart block on Vandeventer. A website for the development was also available and it included a new rendering of the 7-story structure showing the name on the building. Currently, the site has a shallow hole dug, which will become the lower level of the parking garage. The apartments will be geared towards students of SLU with unit sizes ranging from studios to 4-bedrooms. The building only has a little over 70 apartment units in it, so it will be a tight squeeze.

This project update focuses on the Central West End neighborhood of St. Louis. All photos were taken by me over the past couple of days.

4101 West Pine (Artizen Residences)
The Artisan Residences are stalled. The site has been this way for some time and could easily become an eyesore if construction doesn't resume.



West Village Townhomes (4201 West Pine)
Down West Pine from Artizen, LuXLiving's West Village Townhomes are topped out and now the work begins to close them in with windows and home wrap.




AC Hotel on York
Construction on the region's first AC Hotel is continuing. Currently, the elevator shaft is up to the 6th floor and the site has some other work going on. Construction has been slow on purpose. The project is developed by Homebase Partners and Koplar Properties.







Citizen Park
Completed a few years ago, OPUS Group's Citizen Park is aging well. It really completes the street wall between Taylor and Euclid.



4545 Laclede
KDG's 4545 Laclede project will begin soon. The existing building is vacant and an excavator is on site to demolish the structure. Upon completion, 4545 Laclede will add 210 luxury apartments to the Central West End neighborhood. KDG also developed "The Euclid" which has seen occupancy rates of over 95% constantly since opening. The Euclid include's Shake Shack and some other businesses. The first picture is neat to me as it shows 3 of the 4 big CWE apartment projects built in the past few years. From left to right: 100 Above the Park, the Euclid, and the Orion. Citizen Park is hidden.




100 Above the Park
100 Above the Park will open to residents in the coming days. The leasing office has moved indoors from a trailer that was on the North parking lot. The building itself has already become an icon for the Central West End. Metal installation on the upper 29 floors is nearly complete. Installation of the parking garage screen is 50% complete. Some sidewalks have been poured as well.
