75 E Broadway

It looks like there is an updated image somewhere that Peach Properties hasn't officially released. This photo of 75 E Broadway has more levels than the one on their website. I got this from their stories on Facebook.

Agreed. Given the massing, they're going to have to break up the northern and southern facades somehow.

They are putting that entire block on a GPLET.

Construction estimate: April 2021-Sept. 2024(!!!)

75 E Broadway Neighborhood meeting:

Highlights of the meeting:



- Peach Properties is working with Sundt Construction
- Trying to pursue pharmacy space particularly with CVS but says its been challenging.
-Floors 1-2 Retail/Coworking space
-Floors 3-9 514 parking space garage
-Floors 10-14 Office space
-Floors 15-18 Residential
-19th Floor Community Rooms/Restaurant/Gym/Terraces.
-Green building or going for LEED Certified.
- Oct 20th Notice of intent development agreement with Board of supervisors. Nov 4th with Mayor for finalization.

**Highlight: Pedestrian alley way that goes East/West but also South/North. So there is a proposed North passage alley that will open to Congress St. (Hope this will be finalized).

In terms of the GPLET, it sounds like the plan to build a structure on top of 98 through 110 E. Congress is not included. Presumably, that would require a separate GPLET, should they need one (and should it ever be built).

According to the Rio Nuevo newsletter, Empire Pizza will be expanding into the former Hydra spot.

Does anyone know the approximate height of 75 Broadway? I know it says 19 stories, but is it expected to be above 300 feet or at least be in the top 4 for tallest building? Thanks.

Makes almost too much sense for it to not happen. Empire does a ton of business and in pre-COVID times that back seating area/bar would usually be pretty full. Adding space and opening up to that corner of sixth and congress would do wonders for them. Reminds me of when Brooklyn added Sky Bar and expanded their presence... that was a great move for a good pizza place on 4th, this should be the same for a good pizza place on Congress.

Not downtown, but the owners of Prep & Pastry and August Rhodes are taking over what was Rincon Market for a full market/restaurant. The purveyors/partners they've lined up to be part of the market are pretty impressive. Also, they plan to a full renovation, which it desperately needs.

A new business moving downtown, the biggest get in a while as far as I know. While I wish we could land another anchor company like caterpillar, mid sized businesses are good too and probably easier to attract.

Think I'm breaking some minor news with this random find. I had to drive down to the Spectrum today and noticed all the restaurants that have been built at The Landing. Planned to tell my wife about them when I got home but forgot them all, so I checked Google Maps and came across this:



Aldi is already in Phoenix as far as I know but this is the first reference I've seen regarding them coming to Tucson. If it's true, based on their smaller store sizes, we can expect to see several more.

That's really exciting to see, I hope it's true! It would make quite a bit of sense if they are already moving into Arizona.

Edit: I searched for Aldi on Google Maps and found another listing at the old Wallgreens at Grant and Alvernon. I'll be really excited if there's a location that central, but also I hope that intersection doesn't drive them out. This could also be random people making the listing themselves for whatever reason as there is little information. I couldn't find anything after a quick Google other than confirming they are expanding into the Phoenix area.

Good find! 100% could be some rando adding it as a joke, but seems like a very fringe joke. This is the internet, though . . .
