I've actually never heard of them despite being an architecture nerd. That's probably just bad on my part though.

I would think Shop and Snohetta are just as high-profile considering the work they do?

MVRDV is in the same class of architectural firms as SHOP and Snohetta. Very well known in the architectural community (very theoretical too, we learned a lot about MVRDV in Architecture School). Most of their work is in Europe and Asia, and much of their work is in this vein of blocky massing / grab-your-attention / stand-out sort of stuff.

https://www.mvrdv.nl/projects/map

I'm personally conflicted about this design. I am all for unique, stand-out buildings. But I want to know more about the interior layout & program before passing negative judgment (or before saying that anything designed by MVRDV is a blessing for the city and we should be jumping up and down to receive it).

Wayne County Community College opening 23-acre facility for skilled trade jobs

Quote:
Since the economic downturn from the pandemic, millions of Americans have lost their jobs including across Detroit and the surrounding areas. Wayne County Community College will soon open a 23-acre facility for skilled trade jobs.

The new Outdoor Careers Training Center campus is located in Northwest Detroit on Greenfield Road, just south of Joy Road, the site of WCCCD’s original and former Northwest Campus.

A release from the college said, DTE Energy and Consumers Energy are partnering with WCCCD to train workers in fields that include underground and overhead utility line work, as well as utility line construction education, and utility technician and testing roles. That work, as well as work in the construction trades, heavy equipment operation, and small contractor capacity building also allows the campus to act as a hub for small business and minority business enterprises in the region.

The center will add acres of space for specialized training for utilities, civil technology and testing, construction trades, demolition, housing rehab, equipment operation, truck driving, road construction, and entrepreneurship.

Broadhead Association Opposes Parade Co. Plan for Historic Detroit Armory

Quote:
An organization of military veterans and other supporters today announced they oppose a proposed plan to renovate the historic R. Thornton Brodhead Armory on Jefferson Avenue in Detroit by Belle Isle.

The Brodhead Association, led by retired U.S. Navy Commander Jim Semerad, says a proposed plan by The Parade Co. calls for the demolition of 70 percent of historically significant parts of the Brodhead Armory. The group says it opposes any plan that would not restore all of the armory.

“The proposed destruction of American military history, and African-American history, would be unforgiveable,” says Semerad. “We owe it to our future generations to restore and preserve this important piece of Detroit, so that it can properly honor our city, and serve as a visible and living reminder of the tremendous sacrifice made by all who have served our nation.”

The Brodhead Association's plans sound too good to be true to me, personally. It's a better option than the Parade Company's plans. I'll believe it when I see it.

Quote:
When restored, according to the association, the Brodhead Armory will serve as a Veteran’s Resource Center for active duty, reserve, National Guard, and retired military personnel and their family members. It will host after-school programming for youth and young adults with an emphasis on education/tutoring, mentoring, and sports-related activities; and it will serve as a business and training incubator, providing numerous workforce development opportunities for transitioning veterans, returning citizens and other residents of Detroit.

“The Brodhead Association is especially driven to establish STEM programs for K-12 students, host Detroit area JROTC training/events, and a skilled trades initiative, specializing in high-tech training for careers in space technology, renewable energy, cyber, government contracting, and commercial drone operations,” says Semerad. “We see this as an incubator reminiscent of TechTown, where people can find support for training in future careers in myriad highly sought fields.”

Additional highlights of The Brodhead Association’s plan for the iconic military facility are a Veterans Memorial Plaza for ceremonies and events, a restaurant, a gift shop, a beer and wine garden, a museum, library, banquet center, office space for veteran/military/corporate organizations, and a multistory residential tower with a mix of market rate units for rent and for sale, with a portion of the units offered to veterans utilizing the HUD-VASH program, and/or other related veteran housing initiatives.

Drove by today and the small format Meijer at 1475 E. Jefferson has begun construction. This is a welcome addition to the city, but I'm really not pleased with that massive parking lot.

Agreed. Also, why could it not have a few floors of residential units above, like the precedent set by Grand Rapids' Bridge Street Market & Lansing's Capital City Market?

It was originally planned to have 4 floors of apartments above and an underground parking garage but that was cancelled a few months ago I believe because of rising construction costs.

The School at Marygrove in Detroit Receives $22M From Kresge Foundation, Others

Quote:
In a first for Detroit’s children, a group of five mission-led financial institutions today announced they closed a package totaling $22 million to provide financing for a cutting-edge early childhood center being constructed on the Marygrove campus on the city’s northwest side.

In addition to the early childhood center, which includes $8 million in new markets tax credits, the vision for the campus, led by the Marygrove Conservancy, is to create a state-of-the-art prenatal-to-postsecondary educational home for Detroiters, especially those in the Livernois-McNichols area.

The School at Marygrove, in partnership with Detroit Public Schools Community District and the University of Michigan School of Education, opened in 2019 with its first ninth-grade class of students. In September, the school expanded to two classes, now serving both freshmen and sophomores.

Detroit aims to end basement flooding and cut water pollution with sponge-like medians

Quote:
Detroit is poised to become a national leader in fighting water pollution with sophisticated landscaping tied to new sewage projects.

It's an idea that could — and probably should — come to a street median, vacant lot or schoolyard near you.

On Tuesday, Mayor Mike Duggan plans to visit northwest Detroit to stand on Oakman Boulevard's median, which now looks nothing like where Duggan stood with 75 dignitaries five years ago to announce the project. The mayor is to cut a ribbon, alongside block club captains and managers of Detroit's sewage system. They'll celebrate this latest and greatest of the city's burgeoning list of projects to soak up or slow down flows from heavy rains, before they can mix with sanitary sewage and overwhelm the region's sewage treatment plant — the world's largest, in southwest Detroit, serving virtually all of southeast Michigan.

Construction began in September on 4731 Grand River (a.k.a. the Love Building). The plan is convert it from the current cluster of artist studios into the headquarters for the following entities:
  • Allied Media Projects
  • Detroit Justice Center
  • Detroit Disability Power
  • Detroit Narrative Agency
  • Detroit Community Technology Project
  • Paradise Natural Foods

Construction costs are estimated at $10 million and it is expected to be complete in September 2021. It drew some controversy for displacing the artists that previously called it home.

Scaffolding was installed yesterday outside the Fowler Building, leading me to believe that facade work is about to begin. Renovations began last spring. Plans call for basement and ground floor retail space with office space on floors 2-8. The Raymond Loewy-designed storefront will be recreated along with the original cornice. Plans can be seen here.

Osi Art Apartments to bring affordable housing and design to Detroit's Woodbridge area

Quote:
City officials and developers broke ground Thursday on the Osi Art Apartments in Detroit's Woodbridge neighborhood, where half of the units in the building will be reserved for affordable housing.

Fifteen of the 30 units in the $6.6 million development will be set aside for those at 80% of the area median income, or a $40,000 to $60,000 income range. The exact rent for the units has not been determined yet.

The four-story building at 3820 Grand River Ave. aims to include three studios, two two-bedroom and 25 one-bedroom apartments. The 25,000-square-foot development will also feature 5,000 square feet of rentable commercial space.

Interestingly, the Detroit News posted what I'm assuming to be the current rendering from the groundbreaking ceremony while also providing the original shown above:

GM Invests $2.2B in Detroit-Hamtramck Plant, Flagship Facility for EV Production

Quote:
General Motors Co. today announced a $2.2-billion transformation of its Detroit-Hamtramck Assembly Center near I-75 and I-94 into an all-electric vehicle assembly plant. Renamed Factory ZERO, it will be the launchpad for GM’s multi-brand EV strategy.

The GMC HUMMER EV pickup and the Cruise Origin, a purpose-built electric, self-driving, shared vehicle, and other GM EVs will be built at Factory ZERO. Production of the GMC HUMMER EV pickup will begin in late 2021.

The ongoing renovation of the facility includes advanced technology and tooling, and was redesigned with a focus on sustainable manufacturing. Company officials say Factory ZERO reflects GM’s advancement of zero-crashes, zero-emissions, and zero-congestion future.

Foster Financial Acquires 211 Tower in Downtown Detroit, Plans $10M+ Renovation

Quote:
Foster Financial Co. Inc. in Grosse Pointe today announced it has acquired the 211 Tower, a 28-story, 450,000-square-foot building at the southeast corner of West Fort Street and Washington Boulevard. Terms of the sale were not disclosed.

Brad Foster, founder and managing partner of Foster Financial, a full-service real estate firm that offers management, investment, and construction services, says he and his partners plan to invest more than $10 million in renovations over the next two years.

Planned improvements include upgraded elevator cabs with COVID-safe controls, a refreshed lobby with new furniture, modern lighting fixtures, and a media wall, along with an intimate cocktail bar, an expansive restaurant concept with an outdoor terrace, and a grab-n-go café operated by local Detroit coffee consultants CoffeeHaus.

Foster Financial also plans to light up the top of 211 Tower with Foster-blue lights in the coming weeks to signify its commitment to invest in the city of Detroit.

DTE Energy to Install Giant Color-changing Signs Atop Detroit Headquarters

Quote:
DTE Energy will install four giant color-changing signs on the top of its downtown Detroit headquarters at Bagley and Third streets on Saturday.

Phillips Sign and Lighting, based in Harrison Township, created and will install the signs. Each of the letters that form the signs are 12 feet tall and 30 inches deep. With the steel frames and letters combined, each sign is 22 feet long. Each letter rotates on its own axis 180 degrees and has about 1,200 LED modules.

In February, Phillips was tasked with creating the letters. Phillips engineers developed each set of four signs to be housed on giant tube steel frames that are strong enough to secure a tank. Including the framing supports, each set of letters weights 17,000 pounds.

“We received permission from the MGM Grand Hotel and Casino to have a video crew on their roof to film this incredible event,” says Ed Phillips, owner of Phillips. “At a height of 12 feet and depth of 30 inches, this was going to be a custom fabrication like no other.

Yeah, that was the news. Just came out the end of September. All that's left is wait for the groundbreaking.

MAYOR: NEARLY 300 UNITS OF AFFORDABLE HOUSING TO BE BUILT OR PRESERVED AS STATE APPROVES 5 PROJECTS

Quote:
Mayor Mike Duggan and city, state and federal officials joined developers today to celebrate the Michigan State Housing and Development Authority awarding competitive Low Income Housing Tax Credit (LIHTC) awards to five affordable housing developments in the City of Detroit.

Collectively, the five awards will create or preserve 282 units of affordable housing in the city for residents earning as little as $16,500 per year and up to $44,000 per year. With the inclusion of the previously awarded and future phases of one of the five projects, this brings to 396 the total number of affordable units being created by the developments. Three of the projects will be new construction, creating 271 new units of affordable housing. Two others will renovate a total of 125 units in existing buildings while preserving their affordability for at least the next 30 years. Together, the five projects represent a $122.9 million investment in the city.
Quote:
The largest of the five projects – by far – to be awarded the tax credits in this round is Brush Watson in the historic Brush Park neighborhood immediately north of City Modern. The LIHTC award announced today makes a second phase of the project – with 49 affordable units – possible, bringing the number of new units of affordable housing on the site to 163. The previously approved first phase had already planned to add 60 units, with 48 affordable. The mixed-use, mixed-income project will now feature three buildings that will encompass an entire city block and include approximately 8,000 square feet of commercial space along Brush Street. There also will be underground parking for residents. The project represents a total investment of $65 million.

Brush + Watson

Quote:
Jim Holley Residences: Named after the church’s longtime leader, all 60 units at the Jim Holley Residences will be affordable, and the new-construction building will feature 5,000 square feet of commercial space. Work on the $17.8 million project at 9001 Woodward Ave. is expected to begin in the spring and take 14 to 15 months to complete. The City of Detroit is supporting the project with a $2 million HOME award. MHT Housing of Bingham Farms is serving as the developer. Total investment: $17.8 million.

Jim Holley Residences

Quote:
Left Field at former Tiger Stadium: The other new-construction project receiving LIHTC funding this round will create housing on what was once left field of Tiger Stadium in Corktown, at the Fisher Freeway service drive and Cochrane Street. ACD is developing Left Field, and the first phase includes 60 units, 48 of which are set aside as affordable housing ranging from 30 to 80 percent AMI, with rental assistance available for some of the units. Work is expected to begin next summer. Total investment: $15 million.

Left Field

The two renos:

Quote:
Midtown Square: Located at 93 Seward in New Center, Midtown Square is a historic apartment building originally constructed in the late 1920s. The redevelopment is being performed by John Stanley and Develop Detroit. All 73 of its units will remain affordable. Total investment: $18.5 million.

Friendship Meadows II: This senior-housing complex at 1003 Leland St. was built in the early 2000s and provides much-needed low-income housing in Detroit’s Forest Park neighborhood. The redevelopment will be conducted by Robert Beale. Its 52 affordable units will remain 100 percent affordable. Total investment: $6.6 million.

Hi all, I go to Wayne State and I know that they have been wanting to rebuild the 2nd Avenue bridge over I-94 and they have been doing that, but there is also a development immediately adjacent to that, where Parking Lot #22 used to be along Palmer Avenue. I don't know if it is being used to build some sort of skeleton for the bridge, or if a new building is going up there. I am just puzzled as to why there would be something being built there. I will grab a couple pictures soon. I just wanted to see if anyone knew anything about this, if it is a separate building or project or if it is solely just related to the bridge building. Thanks!

Yeah they are building the bridge there. I think in order to keep the highway open as much as possible, they are building the bridge there and then rolling it over the highway.

Plans for Amazon distribution center gets Detroit City Council approval

Quote:
A development proposal that would bring a $400-million Amazon distribution center to the former Michigan State Fairgrounds was approved by Detroit City Council on Tuesday.

Construction could start in the coming weeks on the 3.8-million-square-foot distribution center there. The Sterling Group and Hillwood Investment Properties will buy and develop the site, and, as a part of the deal, will pay for a $7-million Detroit Department of Transportation transit center.

It's been more than a decade since the Michigan State Fair was held in Detroit, at Woodward Avenue and 8 Mile, and the deal likely marks the end to an era of failed projects at the site.

Another townhome development has come out of nowhere in Corktown:

Townhome Condominium Project Underway in Detroit’s Corktown

Quote:
Construction is underway on a 14-unit townhome development near the former Tiger Stadium in Detroit’s Corktown neighborhood. The cost of the development was not disclosed.

The Eleventh, located at 2037 11th St., is being developed by Premium Development Group and Ferlito Group, both based in Detroit. The 14 residences come in two offerings — 12, two-bedroom and two, one-bedroom townhomes.

Construction began in August and is expected to be completed in two phases. The first phase, consisting of seven units, is slated for completion in the summer of 2021.
