Mixed-Use Skyscraper At 570 Fulton Street Receives City Approval To Begin Construction In Downtown Brooklyn

City officials have approved plans submitted by Slate Property Group to construct a new mixed-use skyscraper in Downtown Brooklyn. Located at 570 Fulton Street, the structure is designed by Hill West Architects and will contain a combination of market-rate apartments, affordable housing, and office space.

According to proposals revealed in September 2018, the 550-foot-tall tower will contain 139 units, 30 percent of which will be dedicated to affordable housing. At the office levels, floor plans are designed smaller than typical office buildings in Downtown Brooklyn to specifically accommodate small business owners.

“Slate was proud to work with key stakeholders from NYCHA, the community board, local organizations, and elected officials to ensure 570 Fulton was designed with Brooklynites in mind,” said Slate Property Group co-founder David Schwartz. “The successful approval of 570 Fulton is just another example that working with communities is the best way to help them grow.”

In a statement from Slate Property Group, Schwartz also confirmed that his company will fund an MTA design study valued at $550,000.

Demolition Work For 550-Foot-Tall Skyscraper At 570 Fulton Street Appears Stalled In Downtown Brooklyn

Demolition work has stalled at 570 Fulton Street in Downtown Brooklyn, the site of a proposed 550-foot-tall skyscraper designed by Hill West Architects and developed by Slate Property Group. Scaffolding and blue netting still shroud the main façade of the existing building, and it appears that little progress has been made since YIMBY’s January visit. As planned, the new development would yield a mixture of market-rate apartments, affordable housing, retail, and small-scale office space.

570 Fulton Street is located between Flatbush Avenue and Rockwell Place and is flanked by two fairly large structures, 66 Rockwell Place and 558 Fulton Street. The new property would span 210,000 square feet, with 12,400 square feet of retail space spanning the first two floors followed by 89,000 square feet of offices marketed to smaller companies, and topped by 111,250 square feet of residential space divided among 139 apartments. Thirty percent of these residences would be dedicated to affordable housing.

Renderings reveal a modern massing broken into three stacked volumes, with the upper two sections cantilevering out above landscaped setbacks. The curtain wall features an irregular pattern of floor-to-ceiling windows separated by gray metal paneling. 570 Fulton Street would surpass the height of 66 Rockwell Place and become the tallest skyscraper on the parcel. Though substantially shorter in overall height than the likes of Brooklyn Point, the tower would certainly contribute to the growing density of the Downtown Brooklyn skyline.

Action on 570 Fulton follows rezoning, canceled Slate Property Group project

The new building at 570 Fulton Street will feature 16 fewer units than a 40-story project previously proposed for the site by Slate Property Group. Still, it will loom large above Fulton Street, which is lined with low-rise buildings despite the Bloomberg administration’s efforts to rezone transit-rich corridors more than a decade ago.

The City Council rezoned the lot at 570 Fulton to allow for such a tall building in March 2019. The process quickly turned contentious, with Community Board 2’s land use committee voting against the proposal. Thanks to the new zoning, the building will have nearly 200,000 square feet.

Demolition Complete For 45-Story Tower At 570 Fulton Street In Fort Greene, Brooklyn

Designed by Hill West Architects and developed by Davis Companies, which took over for Slate Property Group in late 2020, the 200,000-square-foot structure will yield 123 apartments above 87,000 square feet of commercial space. The property is located on a plot bound by Fulton Street to the north, Flatbush Avenue to the west, and Rockwell Place to the east.

At the time of our last update in April, 2020, the site sat dormant with little demolition progress on the low-rise former occupant of the property. Since then, the edifice has been fully razed and the plot has been cleared of its remnants. The property currently sits quietly behind a wooden construction fence, and it is unclear when excavation will begin.

The closest subways are the B, Q, and R trains at the DeKalb Avenue station and the 2, 3, 4, and 5 trains at the Nevins Street station along the intersection of Nevins Street and Flatbush Avenue Extension.

A start and completion date for 570 Fulton Street have not yet been announced.
