I agree with all of those points, along with the fact that the rowhomes seem to be well-constructed like those in Philly. North Camden is definitely poised for growth; however, it suffers from a problem similar to that of Lanning Square: lack of connectivity to downtown Camden. While the LS problem can be fixed with development, North Camden will be a tad bit trickier. Lighting under the bridge, similar to the Race Street Connector or what Spring Garden station now has, would help tremendously with that. I would also hope that Pyne Poynt would see some spillover benefits as well!

I think if a revitalization of North Camden is going to happen in the short term it would need to spread out from a major development at the former prison site, rather then from south of the bridge.

Is there any kind of catalog of the current housing stock in the area? Years built, current occupancy and condition? Would be interesting to parse.

Also, can someone tell me what the two northernmost warehouse style buildings contain?

Unfortunately, most of the past revitalization efforts have been very suburban in nature. I would love to see a quality grocery with residential above at the corner of Vine and Front.

Really pulling for Camden. It's going to take time, but the city has so much potential.

Why would north of the bridge gentrify any time soon? Jobs, university, hospital and patco are south of the bridge. North has much worse drug problems too. It has good bones and a nice street grid but probably not changing all that much soon IMO.

Redevelopment north of the bridge is highly unlikely. With a situation like Camden's, baby steps are going to be the only way to possibly make things better. It probably is best to just focus on getting jobs and development by the Aquarium, Camden's best part.

Where exactly is that going to be? That rendering shown in the video makes it look like it's going to replace the entire downtown area, which obviously is not the case.

By Campbell's Soup on the opposite side of town as the river front. Not really really connected to anything.

The only good part about living over here is the view. We get to look at that and the people paying 3x as much in Old City get to look at us.

I haven't been in Camden , in more years than I can remember but I do remember a time when State st. with it's three story
Victorian homes was a sight to behold . Now , after decades of being voted the worse city in America , it is beginning to lift it's
ugly past and degrading reputation out of hell's grasp .
It has a long way to go and even though it may never regain the productivity or population of the early 50's , it is making strides
in the right direction . A regret I have is , the loss of baseball at Campbell's field ..... Like the 76er's practice facility on the water
front , what a convenient location for a Phillies farm team .

A minor league baseball team (be it Phillies minor league or an independent league) would be great for tourism, that between Adventure Aquarium, the Battleship New Jersey, and a baseball team, you could spend a whole day here. That, and another team will have appeal when the Phillies suck balls, which is more often than not.
