525 S Wabash (I have not seen this before)

Eterra Plus, LLC is proposing a new mixed-use, grocery-anchored retail, residential and hotel project located at 525 S. Wabash Avenue. The proposed development will have frontages on Wabash Avenue, Ida B. Wells Drive and Harrison Street and replaces an existing parking structure and transient parking lot with two contemporary buildings designed by BKV Group. The north building is 23 stories with 314 hotel keys, and 261 residential units, and the south building is a 36-story residential building with 516 units. Both buildings are connected by a retail, residential & parking podium with 151 parking stalls, and a large open-area amenity space on top.

At Alderman Reilly’s direction, the podium was completely redesigned with a significant focus on active uses along all frontages. The activation and beautification of the streetscape on Wabash Avenue will enhance the pedestrian experience and inclusion of public amenities such as outdoor space. Furthermore, a grocery-anchored, retail base will benefit the neighborhood. Additionally, as part of the hotel experience, a restaurant is currently planned on the second floor with an outdoor terrace facing Ida B. Wells.

Crescent Heights would replace the parking lot with a new building designed by Hartshorne Plunkard Architecture, featuring a slender 47-story tower on the west side of the site, along the east side of the Kennedy Expressway. The building would include up to 413 dwelling units, 137 enclosed parking spaces, and approximately 8,000 square feet of retail space at the ground floor. The building would feature tiered indoor and outdoor amenity spaces at the base of the tower, including a landscaped green roof on the third floor roof. The massing and height of the building base correspond to existing building base heights of nearby buildings.

The project has been designed to eliminate the existing curb cut on Desplaines, to preserve the pedestrian nature of Desplaines and the existing bike lane. Situating the slender tower to the far western side of the site minimizes the impact on views from existing buildings. The proposal includes an internal auto-court to pull pick-up/drop-off activity off of the adjacent streets. The parking garage entrance, serving only residents, would also be accessed from the auto-court. At Alderman Reilly’s direction, the proposal also includes a new public sidewalk along Court Place and would create a new pedestrian path along the west side of the building from Washington Blvd to Court Place

Looks a little confused above the podium but not too bad. I will be happy just to see a parking lot, a parking garage and 2 curb cuts replaced with a building hiding it's parking with active use.

^ Wow, nice pick up. I hope he’s alright.

It could be that due to Covid, less activity, less proposals, less in person meetings, etc that he just isn’t as active any more

Maybe. Probably doesn't have the loading facilities Whole Foods would want, though. Could be Urban Markets doing a 25,000 sf store like the one they're opening at 1001 W. Chicago (Spoke). In such a location, I have to assume that ready-to-eat, HMRs, and liquor would be the core profit centers.

Personally, I'm pulling for Aldi to do a South Loop store like the new one at Wells & Division. But I fear there are not enough "stock up" customers near Wabash & Harrison.

^Alderman Reilly's newsletter also included a link to the community presentation which provides much more details. There are also a couple more renderings and elevation drawings showing the impact of the towers from the east and west. It looks like the heights are only 376ft and 256ft. Lastly, what we're seeing are the latest renderings after numerous revisions. The original proposal was for 3 towers with one of them being 43 stories tall. Another revision called for two towers, 40 and 41 stories.

^ Reillys anti height and density seems to take its affect again in an area that in the loop core which should have no limits on height and density...Good ole Reilly i tell you

I think so also, would like to see that view. I think this project looks pretty good...the height fits in with the street wall there, 4 stories taller than the Roosevelt University building but not overbearing. It will have some gaps between the 2 Congress buildings and the other building at the corner of Harrison also for views to the lake. And honestly the western views from here will probably remain unobstructed and views of Sears tower...not bad!

^What are there in that last shot, something like 9 towers between 12 and 50 stories tall built or under construction, all within the past 7 years?
