City of Houston, Harris County to sell land near downtown to Hanover

Quote:
An entity associated with Houston-based Hanover Co. is expected to buy an inner-Loop tract of land for a new project.

The Houston City Council recently approved a deal to sell about 4.54 acres at 3540 W. Dallas St. to the apartment developer. The property is south of Buffalo Bayou near the small Autry Park and South Shepherd Drive. According to a City Council agenda item, Hanover R.S. Limited Partnership will pay $30.6 million for the land, and the city will split the proceeds evenly with Harris County.

Quote:
Hanover R.S. Limited Partnership submitted the highest offer and complied with all the City’s requirements. Hanover R.S. Limited Partnership is a real estate development company that desires to purchase the property to develop multi-family apartments, retail space and integrated parking.

So, I just discovered this for the first time. What's the story on this? How far long is it? What's the support like for it?

Quote:
Green spaces are in high demand in our urban centers. Cities from Philadelphia to Akron, Ohio are looking at repurposing existing infrastructure like railways and highways as parks. Pagers in our Houston office have been working for four years to promote Pierce Skypark. The project takes a soon-to-be inactive section of highway and turns it into an active green space—a great idea that is gaining more and more community and government support.

Still a vision at the moment but it seems to be gaining some traction. The group behind the idea has held meetings with the community, city and TXDOT.

I don’t like it. Unlike the high line there is no nearby draw so the park will be empty and unsafe. It also leaves an unappealing dark area below.

Just tear it down and build a normal street.

You don't think all of that will be accounted for? There's a reason there are public meetings, so these little details can be presented or clarified. I wonder if they have any more detailed plans because I am a sucker for park developments.

Recent presentation from a month ago has a few more renderings, see pg 49:

We should see plans for the next phase of Buffalo Bayou soon.

http://realtynewsreport.com/2018/10/...u-partnership/

Quote:
We also have a major planning project underway along the bayou’s East Sector. We have spent the past year gathering input from neighborhood residents and stakeholders as to what they would like to see along this stretch of the waterway.

The final plan will be completed by the end of the year.

So is the plan to eventually remove the 'mini loop' around downtown? I understand there is a grandiose plan to bury 59 on the east side of downtown but what about 45 on the west? The link showed a suspension type bridge and then a green area with the over passes currently are.

What I heard from a relative who is an engineer:

The real plan is that TXDOT is proposing to widen and improve the interchange ramp and lane configuration on the other sides of the downtown loop. You will get your own lanes if you want to go from 45 north to 45 south. The pierce elevated thus becomes redundant, and is considered substandard design in any case.

This means there is a chance to tear out the viaduct from Allen parkway to the 59 interchange and rejoin downtown to midtown. Right now it’s a grodey parking area/homeless camp under the elevated structure. This is also why I don’t like a high line park. Get ride of the ENTIRE thing. Make the downtown blocks seamless with midtown, with the corner of the 4th ward, etc. save the money and use it to make streets elsewhere across the city less ratchet and make people will actually walk places.
