11-story apartment building for N Braeswood at Main

More mixed-use heading for Allen Parkway

Roberto Contreras, president and CEO of Houston-based DC Partners, told the Houston Business Journal he plans to start an approximately $500 million mixed-use development at the southeast corner of Allen Parkway and Gillette Street in early 2018. The 6.01-acre project is expected to feature a luxury hotel, housing, shops and an office tower. Gensler designed the overall master plan layout for the site.

The company, along with Tianqing Real Estate Development LLC, bought the property from HTX Real Estate Partners in a deal that closed in May. Contreras said he could not disclose the cost of the deal.

Contreras said the luxury hotel, the first phase of the project, would have about 150 to 180 rooms and would open around 2020.

Glad to see they included four high rises that are proposed but don't currently exist.

Court of appeals rules in favor of Ashby high-rise developers

A state appellate court has reversed a portion of the 2014 judgment that would have required developers of the so-called Ashby high-rise to pay damages to residents in the neighborhood near Rice University should they build the controversial residential tower.

The judgment was based on a jury's verdict awarding damages of almost $1.7 million to nearby homeowners in a protracted battle to keep Buckhead Development Partners from building the 21-story tower.

The Chronicle reported in 2014:

The 12-person jury awarded damages to 20 of the nearby households - contingent upon the high-rise being built - agreeing that it's the wrong project on the wrong site. Only those living within about one block of the high-rise were awarded damages.

Apparently the Sheraton is suppose to be done before Super Bowl with a significant pick up in activity in a couple of months.

Think the problem was traffic? A residential tower will increase the traffic over a mid rise? apartment complex. I could be wrong, not really following.

A traffic study should have indicated things. New driveways, sidewalks, stop signs, and traffic lights would have also been added? As with any new development, it'll bring more traffic.

Best thing to come out of this whole drama ordeal

But it was replacing a multi family apartment complex that already had vehicles go in and out of Bisonnet. If anything, this project is a mixed use design (restaurants at the base) and could actually increase pedestrian traffic.

CityCentre Developer Midway Makes a Move on That 136-Acre Former KBR Site Along Buffalo Bayou in the Fifth Ward

A couple of clues are out there:

Midway’s annual report from 2015 mentions plans for a major mixed-use project along Houston’s “historic riverfront.” The KBR site, set amid other historic and current industrial operations, is bordered by about a mile of the northern bank of Buffalo Bayou.

(The Turning Basin, where that same waterway officially takes on the name of the Houston Ship Channel, is less than a mile to the east.) Midway has also been applying for a trademark for a yet-unannounced project called Northbank Buffalo Bayou; the company published the legal notice required as part of that application process just a few days after the KBRN sale documents were signed.

That's a lot of land. Hope they build something nice and grand. After they remove the undesirables of course.
