Atlanta Developer transforming parking deck into Luxury Hotel


Legacy Ventures is in the works on the second phase of its Park Pavilion mixed-use project at Centennial Olympic Park. That's really awesome if they pull it off. Basically taking a "meh" site plan and turning it into a legit good one, with a new active use at Marietta/Baker, more density, and no additional parking.

Midtown DRC TUESDAY, JANUARY 14,2019

Campanile - 1155 Peachtree St.
This is an expansion to a previous case reviewed by the DRC in 2018. The updated plans include six new floors of commercial space around the base of the office tower and an expanded 21st floor. The revised added square footage for the project is 123,963 s.f. New ground floor retail uses are accessible from Peachtree St., 13th St., and Juniper St. The existing loading area 141 space parking deck (below grade) will remain accessible from a new realigned and consolidated driveway along Juniper St.

1138 Peachtree St.
This is an expansion of a previous case reviewed by the DRC in 2013, 2014 and 2016. A new 46-story mixed-use tower with 317 apartments and 10,000 s.f. ground of floor retail along Peachtree St. and Crescent Ave. The residential lobby is recessed and accessible via a covered walkway from Peachtree St. The parking deck includes 8 levels totaling 450 spaces accessible from split ingress and egress along Peachtree St. and full access (for vehicles and loading) from Crescent Ave. All driveway access points lead to a central drop off area within the parking deck.

Blake’s on the Park – 227 10th St.
A selective demo and partial rebuild of an existing restaurant. The proposal includes interior demo and refurbishing with a relocated bar, additional restrooms and new atticstorage that will result in approx. 4,020 s.f. of total space. On the exterior a wood deck and ramp will be reconfigured along with a new pergola in the southeast corner of the site. A linear planter will be added adjacent to the ramp at the rear of the parking lot along Piedmont Ave. Existing pedestrian access points along 10th St. and from this parking area will remain.

Saw a zoning variance on the west side of north ave and Northside Drive. Wasn’t able to make out what it was for. Anyone have context if it is for anything worth noting?

If the photos that pop up on google maps for this project site are accurate, it is kind of a shame that they can't save and renovate these buildings. They are nice looking buildings and appear to be pretty large. With the need for affordable housing it would sure be nice to renovate some of these larger Boulevard area buildings into mixed income housing with a relatively large affordable housing component. With the new developments certain to come in the future, these older brick buildings would really help the neighborhood retain some of its character.

seriously, we don't have a lot of old multifamily stock like that... that is a shame.

They’re all examples of the missing middle housing. From what I’ve heard, Wingate is planning to demo then build mis-rise residential (no retail) in their stead. I don’t know much about the condition of the buildings, however if they’re currently housing families they must be up to code.

I would like to see more infill on the empty lots, parking lots, and redevelopments on the fast food joints nearby. Not displacing those most in need, especially if there is not a public plan of how and where they will be adequately relocated and taken care of. Displacing or moving families outside of walkable areas is not sufficient. Not sure if that’s what is happening here, just want the plan to be more public.

The occupants have moved out if 22 7th Street. I think we'll see demolition of that entire block for the Cousins Tower by the spring.

Also, 28 7th street has been redone and looks great. It was formerly very poorly maintained. The only thing I don't like is they painted the brick white.
