This project has been speculated about for some time, and over the past couple of years, information has trickled out.

A September 2022 project filing with the TDLR showed a similar project at a nearby address.

After months of rumors, the developer of a new hotel project on Galveston’s East Beach has now confirmed it: This will be Texas’ third Margaritaville Resort and the lifestyle brand’s first ground-up resort development in the state.

As the Houston Business Journal has previously reported, Dallas-based RREAF Holdings LLC is developing the resort on 95 acres at 317 East Beach Drive in partnership with beachfront hotel operator Innisfree Hotels.

While the Texas Department of Licensing and Regulation entry lists the development cost as $110 million, the overall development likely will be closer to $700 million, RREAF CEO Kip Sowden said.

Construction is slated to start this quarter, and the hotel is expected to be completed in the first quarter of 2026.

At 15 stories and nearly 300,000 square feet of air-conditioned space, the 334-key resort will be one of the largest developments in eastern Galveston, the company said. It will include a 2.5-acre elevated deck overlooking the beach with a large pool, water slides and a 350-foot lazy river. Additional amenities include a ballroom, pickleball courts and a family entertainment center with arcade.

In addition, RREAF will build 278 cottages on 15 beachfront acres to the east side of the resort and on 22 acres north of East Beach Drive. The fully furnished, for-sale Margaritaville Beach Cottages will have between two and six bedrooms and range from 780 to 4,500 square feet.

“The cottage segment of the Margaritaville, it's such a complement to the resort hotel,” Sowden said. “And it provides … a really super opportunity for the family lifestyle that really Margaritaville is all focused about.”

Cottage owners will have their own amenities, including a 41,000-square-foot pool deck with a zero-edge pool, a lazy river, and food and beverages. The cottages will be connected to the resort by an elevated boardwalk, said Carl Schwab, president of RREAF development services.

The resort will have several restaurants, including a Margaritaville Restaurant in the hotel lobby and LandShark Bar & Grill next to the pool deck, both of which will be open to the general public. There will also be a Joe Merchant’s Coffee & Provisions, 5 o’Clock Somewhere Bar and Salty Rim Bar & Grill in the cottages area.

RREAF has tapped San Francisco-based Gensler as the architect for the project and Houston-based Tellepsen as the general contractor. As at other Margaritaville projects, Vermont-based The McBride Co. is responsible for interior architecture.

This is the fifth hotel development joint venture between RREAF and Innisfree, including in Panama City Beach and Pensacola Beach, Florida, and in Georgia and South Carolina. The two companies also are partnering for the development of a second Margaritaville Resort, in Myrtle Beach, South Carolina.

“Galveston Island’s welcoming atmosphere and market conditions make this an excellent location for Innisfree and RREAF to expand and provide fun, memorable experiences for our guests,” Innisfree President and CEO Ted Ent said in a statement. “Our premier beachfront location allows us to offer a resort experience that has never been seen before on Galveston Island.”
