29-STORY 17TH STREET APARTMENT TOWER SUBMITTED TO THE FAA AT 370 FEET ABOVE GROUND

A 29-story apartment tower near downtown Miami and Wynwood has been submitted to the Federal Aviation Administration for review.

17th Street Tower will rise 370 feet above ground, or around 380 to 390 feet above sea level, the application states.

Construction is estimated to begin in February 2020 and be complete by June 2022, according to the filing.

The project is planned to be built next to the recently completed Canvas condo tower. Around 467 deeds have been recorded at the 512-unit Canvas since the beginning of this year.

17th Street Tower will include 4,500 square feet commercial or retail space on the ground floor, with a garage of 224 parking spaces above that. The tower will have 252 rental apartments, with four floors of office totaling 38,307 square feet of space at the top.

NR Investments, which built Canvas, is the developer. Zyscovich is the architect.

NR INVESTMENTS ASKS FOR TAXPAYER FUNDING TO KICKSTART CONSTRUCTION OF 17TH STREET TOWER IN OMNI AREA

Taxpayer funding could help finance the proposed the 17th Street Tower.

Developer NR Investments is asking the Omni Community Redevelopment Agency for the assistance. The CRA also provided taxpayer funding for NR’s Canvas condo tower next door, which was completed this year.

Two separate grants are being requested:

A $6.5 million upfront cash grant, to be issued when a building permit is obtained

A 95% rebate of taxes paid to the CRA, amounting up to around $8.5 million over the future life of the agency

In exchange for the taxpayer funding, NR will agree to restrict rents for as long as the CRA remains active (either 2030 with some units restricted until 2038, or 2047).

Affordable units will see studio units have a pricing cap of $2,100 through the end of the term, while 1 bedroom units will cap out at just over $2,200. A total of 252 units are being proposed, all studio and 1 bedrooms and all with the affordable capped pricing.

The Omni CRA is scheduled to vote on the deal at a meeting October 30.

17TH STREET TOWER MOVING QUICKLY TOWARD CONSTRUCTION START: DEMOLITION, CONSTRUCTION, & UTILITIES NOW FILED FOR

The developers of 17th Street Tower are moving quickly to begin construction.

The project was left off of The Next Miami’s list of 20 towers that will be rising in 2020, but it appears it could be breaking ground soon after all.

Last week, a utilities agreement with Miami-Dade was recorded by the county, allowing the project to be connected to the water and sewer system. The deal was completed in late January.

According to the agreement, 17th Street Tower will include 252 apartments, 4,293 square feet of restaurant, and 41,278 square feet of office.

The developer is also working with the city’s Building Department to begin work, after already working last year with the Planning Department for approval.

A demolition permit was filed for the site in late December and is getting closer to approval. A building on the site that served as a sales center for the Canvas condo tower next door will be totally demolished.

An application for a construction permit to begin building the apartment tower was submitted in late January, city records show.
