I was confused by your comment until I read this Chicago Yimby article this morning. You mean 360 N Green. Very cool.

22,000SF of windowless retail in the basement and something called a "cart drop" at the 2nd parking level... seems like 170 N Green is targeting big box retail tenants, maybe even a grocery store.

Mariano's, Whole Foods, and Jewel are already in the area so it would probably be a specialty grocer. Maybe West Loop will finally get a Trader Joe's? Could also be Dom's Market. Plum Market is looking for a new space after getting kicked out of Wells St store.

Really if West Loop gets another grocery store, it should be further west. East part of Fulton Market doesn't have a huge concentration of residential, it's mostly office/hotel. The real donut hole for grocery is further west on Randolph, which is also where most of the residential growth is. I would love to see grocery in the Plumbers garage, or in one of the new Marquette apartment buildings around Union Park. You can't buy everything at Peoria Packing...

How the West Loop doesn't have a Trader Joe's or Aldi's is beyond me. I have complained about this since moving to Chicago in 2011. IMO, either one (or both) would be successful there. I would reduce my shooping at Jewel/Mariano's in favor of either. I do agree though that 170 N Green might not be the best spot for it.

Also, don't forget that farther west in the West Loop puts you closer to the Target on Jackson. While not a true grocery store, I think it serves the basics for quite a few residents in the area.

Sort of. If you live at Randolph/Ogden, it's quite a schlep down to the Target. West Loop is approaching a density where you *should* be able to take care of your needs on foot, so the northwest corner of the neighborhood needs a grocery option. Not to mention that this would also benefit River West/Noble Square.

Awesome, but I feel like there's no way this total development is only $209 million.

900 W Randolph was also quoted around $200 million which is typical of ~300 unit projects in the city and this has a hotel and office building to boot...

it's hard to say - could be just construction costs maybe instead of the full project cost including land and soft costs

I imagine that CRG being the development arm of Clayco (the construction company) keeps costs down a fair bit...

How long do you guys think it will be before one will be able to walk around the West Loop and feel as if you are in a mostly cohesive landscape enclosed by high rises and continuous ground level activity?

I would say River North has reached that point, in most areas, but it did take decades.

As recently as 2002 I remember RN still being a sea of parking lots.

If everything on the boards gets shovels in the ground today, then yeah, 2-3 years max. Otherwise, I think 4-5 years realistically.
