On the subject of old proposals...What ever happened to the Roosevelt Collection Tower?

So, I saw Chicago Yimby's diagram in this article included a highrise where 375 N Morgan is planned. When I checked the 375 N Morgan page last month, it still had the 2017 renderings. So I decided to check if anything changed and lo and behold

375 Morgan looks pretty good. Definitely has some One Chicago DNA in the facade detailing and balcony treatment.

Beautiful! Looks close to 500'. Hopefully it's a serious proposal and not just a place holder

Yeah I'm not sure. I assume people are talking about https://latsko.com/375-n-morgan/ ?

The 'Future of this property' still shows the old rendering.

And the link on that page to https://www.375morgan.com/ is expired/dead.

The prior property was commercial and that rendering definitely looks residential with all the balconies. Not sure if they have the zoning or whatever to do that.

This article from September mentions a 33 story tower in the works after the staircase proposal went dormant. This rendering looks more like 40 but who knows. I guess we'll have to wait to hear something more.

Here's an article from YIMBY back in September of 2021 that mentions the tower went from a 33-story office project to a residential one. It also mentions the city recommended the developer submit new plans to the Committee of Design.

This lines up with the context massing shown in the 210 Morgan presentation.

Speaking of office buildings, 311 W Huron was issued new construction building permit yesterday for the full building. This will be a 15 story office building and will replace a surface parking lot (yay)

I like seeing mixed use buildings like this going into River North. It's a nice reminder that there's still a desire to live and work up there. Even though all of the air in the room is being swallowed up by the West Loop these days.
