So the last couple of weeks has me kind of feeling like we may be about to start a new "cycle". The pandemic kind of feels like a natural cycle break, although I could be convinced this last long cycle never really ended considering big projects like Salesforce and BMO are ongoing. But the amount of news on permits and demos and proposals the last 2 weeks had my head spinning. Just took 20 minutes and came up with a list from recent articles. And I'm sure I'm missing some...

Not sure if these are thin brick or integrally cast or what have you, but 609's precast panels are now flying up. Nice to see the variation in color and arrangement of the brick in these panels.

Based on the range of color and the way the light is hitting it, I'm 99% sure this is thin brick and not cast with a formliner. Looks awesome, definitely worth a few extra pennies to do real brick next to the awesome brick and terracotta on 601.

Those beige strips will be covered with a black steel channel after the glazing goes in. The gray patches will also be attachment points for steel channels that span horizontally between bays and diagonally:

Urbanize Chicago covered the 14 story highrise replacing Sports & Fitness on Fullerton. The newer renderings aren't as bad as the initial ones, but still pretty meh

A proposed Residential-Business Planned Development, submitted by LG Development Group, LLC, for the property generally located at 210 North Aberdeen Street. The applicant is proposing to rezone the site from C1-1 (Neighborhood Commercial District) to DX-7 (Downtown Mixed-Use District) and then to a Residential-Business Planned Development. The applicant proposes to construct a 19-story, 239’-tall building with 414 residential units, ground floor commercial space, and 102 accessory vehicular parking spaces. A 2.2 FAR (Floor Area Ratio) bonus will be taken and the overall FAR of the planned development will be 9.2.

(Near West Side, 27th Ward)
A proposed Residential-Business Planned Development, submitted by LG Development Group, LLC, for the property generally located at 1150 West Lake Street. The applicant is proposing to rezone the site from C1-1, C1-2, and C1-3 (Neighborhood Commercial District) to a unified DX-7 (Downtown Mixed-Use District) and then to a Residential-Business Planned Development. The applicant proposes to construct two buildings. A 33-story, 330’-tall building with 486 residential units, ground floor commercial space on the south side of Lake St. (Sub-Area A) and a 20-story, 222’-6”-tall building with 179 residential units, ground floor commercial space on the north side of Lake St. (Sub-Area B). The overall planned development would contain 290 accessory vehicular parking spaces and four loading berths. A 1.3 FAR (Floor Area Ratio) bonus will be taken and the overall FAR of the planned development will be 8.3.

It is truly amazing to see the transformation. But looking at all of these proposals simultaneously makes you realize that everyone is trying their best to inch upward without pissing off the NIMBY base. If it's primed to get THAT dense, it just makes sense for some of these new developments to jump skyward.
