It would surprise me if any new buildings greater than 2 stories (other than townhomes) didn't have an elevator, regardless of code requirements I feel that having an elevator is a necessity these days.

Elevators used to be 3 storeys I believe. Thats why there are loads of apartments that are one basement floor and 2 above.

It was increased recently to 4 or 5. Somebody here knows.

Money. Developers will do the bare minimum.

Crazy, I can’t believe that a building of that size can be built and basically made unable to accommodate wheelchairs/mobility impaired people.

It has a pair of elevators, with a wood framed elevator shaft.

This is to have the entire building "shrink" in a consistent manner. In 5 and 6 floor wood framed buildings, the accumulated shrinkage in the wood framing can get upwards of 1.25" at the top floor.

Heard on the grapevine from someone today that the Cambridge development is working through hurdles with the city regarding the back lane which is causing some delay

Same with me. For any multi tenant building, I would only feel safe in a concrete structure.

My understanding is that woodframe buildings are only tinderboxes whilst being built. Once they're ready for tenants, they're pretty fire-resistant.

In March, City Centre community committee approved plans for 4 storey, 100 unit building at 15 Walker Court, in Fort Rouge Yards.

^^^ and they probably approved it with the parking lot taking up 60% of the property and prominently fronting the AT path like the stationside building across the street to the south.

Will we see greater densification along major coridors like Pembina Highway?

I'm optimistic that we'll see this on this stretch of Pembina very soon. The Pembina Hotel and Cambridge Hotel sites will be redeveloped (fingers crossed) and those along with The Point will change this area dramatically. Neighbouring projects along Jubilee and Fort Rouge Yards will contribute to densification.
The Point development is a great example of what can be done with an underused site (of which there are plenty in the area) that is hemmed in by the rail lines and Pembina. I think the stretch of Pembina north of Jubilee and Stafford is ripe for redevelopment beyond the strip mall type.
