Plans Submitted To City For Modera Biscayne Bay, A 29-Story Apartment Tower In Edgewater

Mill Creek Residential has submitted plans to build Modera Biscayne Bay to Miami city officials for review.

Modera is proposed to include:

29-story tower
296 apartments
425 parking spaces in an eight story garage
11,607 square feet of ground floor retail

The project is seeking a waiver for an 11% reduction in parking, or 52 spaces less than required by zoning code. Under Miami 21 zoning law, up to a 30% reduction in parking may be granted due to the project’s proximity to Biscayne Boulevard, which is considered a major transit corridor with multiple public transit routes (including bus service).

Unity on the Bay, a church, will be demolished to make way for the project.

The proposal was scheduled to be heard by Miami’s Urban Development Review Board on October 17.

Corwill is the architect.

Tearing down Unity for a 29 story building ? what a waste of airspace . The Unity foot print is huge and something impressive should be built.

Demolition Permit Pending At Edgewater’s Unity Church, Will Be Replaced By 27-Story Modera Biscayne Bay

A permit has been filed to demolish Edgewater’s Unity On The Bay church.

It will be replaced by Modera Biscayne Bay, a 27-story tower with 296 apartments, 425 parking spaces, and 11,607 square feet of retail.

According to the permit, 24,113 square feet of space will be demolished. That means the entire church structure will be demolished, including a mansion dating back to 1919, according to county records.

The demolition permit has been resubmitted nine times since September. Only electrical remains to be approved. A construction permit is also pending.

On December 20, the developer won approval from the FAA for a 323-foot permanent building height. Construction will begin on February 1, 2019, according to the filing.

Also approved by the FAA were two temporary tower cranes to be installed during construction, at a height of 385 feet. They will be in place from August 1 2019 to February 1, 2021.

Mill Creek Residential is the developer, with Corwill the architect.

Mill Creek To Break Ground On $120M Modera Biscayne Bay 1H 2019 AFter Closing On Property

Mill Creek Residential has closed on the purchase of land in Edgewater where they plan the 28-story Modera Biscayne Bay project.

The developer paid $30 million for the 2-acre Unity on the Bay church property. The church will relocate within the next few months.

Construction on Modera Biscayne Bay will begin in the first half of 2019.

Ryan D. Bailine and Gavin M. Loughlin, shareholders in the Miami office of Greenberg Traurig, led a team of attorneys representing Mill Creek Residential in its acquisition. Additional Greenberg Traurig attorneys on the deal were Miami Shareholders Marina I. Ross and Ethan B. Wasserman, and associates Eric Fisher, Michael J. Larson, and Marissa A. Neufeld.

Mill Creek is planning a $120 million project. It will include 296 market-rate apartments, 11,000 square feet of retail, and an eight-story parking garage. The project was designed by Corwil Architects.

Amenities will include a 28th floor pool deck, indoor and outdoor pools, fitness center, dog park, pet spa, business center, theater room, resident’s lounge and a business center with a cyber café offering computer stations and conference rooms.

That is a huge foot print for only 28 floors. Wish they would have maxed out the height limit for that space.
