The real floors (1 roof=1 floor) will be 108. https://theculturetrip.com/north-ame...ldings-in-nyc/

^ Thought it was closer to 99, but I don't really keep up with that. Will have to consult the DOB filings.

Thanks. I think that 108 is the number of TOTAL REAL floors, while 95 or 99 is the number of USABLE FLOORS.

^ Probably so. I'm still not sure how they get that number, even counting the lower levels. Here's the quick view...

In these renderings I have conted 95 floors without the higher part of the tower and ABOVE ALL without the lower part (the first 7 floors below the first outdoor terrace). Therefore there are over 100 real floors even without to consider the higher part of the building.

It's damn near 1,200 feet if it isn't already.

Within a few months this hemisphere will have a new highest rooftop!

I don't know about that. Renderings aren't the same thing as official documents. If you want to check accuracy, the DOB filings are official, even as far as mechanical floors and lower levels go.

I haven't been to NYC since 2008 (can't believe it's been 10 years now). I don't think I'd recognize the place.

Look at it this way:

In 1987, CitySpire was the only tower to break the 800' plateau in the entire City since PanAm in '63 and 1CMP downtoen in '61.

That's more or less a quarter century gap.

And after CitySpire, we had to wait 12 years till the next 800+ skyward encroachment with 4XSQ.

Lean times those, indeed.
