Great photos Tony! I too have to make another trip before the year ends.

At the moment, it's getting more exciting again with construction, as two more tower cranes have been put up. CHOP Sarb is rising with its crane, 3201 Cuthbert is also rising, 2301 JFK is two stories up with a crane, CHOP New Patient Tower recieved a second crane, The Mark had its crane installed, same with 2300 Market, and the crane for Chubb is going up now. I wonder if any more are coming next year. Hopefully a crane at 702 Sansom or at 113 South 19th

Having all these cranes up is insane to me, its really cool that we have so many in the skyline at once, and all geographically close together. I wonder if we can find an angle that has a lot of them in a shot

If anything, we could see all if the tower cranes sticking out from West Chester Pike next year. The Delaware County Community College has a great view too, I just haven't been to that one yet

New Ordinance Could Sweeten the Development Pot for PPA Garage at 10th & Ludlow

Thanks to a Washington Square West Civic Association zoning meeting last night, we know there are big plans ahead for this transit-accessible property. Back in May, the PPA released an RFP to redevelop the property, which is zoned CMX-5 – the most permissible zoning in Philadelphia’s code. The plans called for a developer to fully fund and build… something, as long as it had plenty of parking included that could be used by the PPA once completed. That apparently wasn’t quite enticing enough for developers, with the 1200% Floor-area-ratio (FAR) and the inclusion of so much above ground parking (which would require a trip to the zoning board), likely made it difficult for a project to pencil out. In a clever political move, the PPA team is taking a very development-friendly approach, working with Councilmember Squilla on drafting an ordinance to include this parking garage in the “Super CMX-5” overlay in Center City. This overlay sits immediately across the street and allows for 1600% FAR by right.

But that’s not all! The pot is sweetened further by two other pieces in the legislation: first, the “mission-oriented” eight-floors of parking would NOT be included in FAR calculations, and this above grade parking would NOT trigger a trip to the ZBA. This would, in effect, allow for a 2400% FAR if you count the parking, basically doubling what was permitted earlier. The site would include retail along Chestnut St. to activate the frontage, while parking for 650 cars would be spread over the rest of the bottom eight floors. The team even provided some massing visuals of what could potentially rise on the property, showcasing what could be another new addition to the skyline.

This is great. Every time I see that building, I wonder when that would be developed. Makes me happy to see it finally happen. Boy, though. That self storage. I know those things print money but damn, at some point some big bucks are gonna come knocking. Talk about a prime - and getting primer - location. Plus, the easy demo alone makes that property there for the taking.

If it weren't for Durst, Delaware Ave from South St to Spring Garden would be rolling! I hate that company.

I really hope the historic commission doesn't kill this. They've been really strict on alterations, but I don't see how else this could be reused. And the proposed windows look very traditional in size and rhythm

Absolutely. The development of Del Ave is quite exciting. It’s been a pipe dream for so long. And overall, the city feels like it’s transforming in front of us and it’s starting to feel much bigger now with the dev in University City, broad st, and devil Ave expanding the urban core multiple directions. Loving it all.

Amen. I remember it felt like a huge deal when they converted those self storage buildings into apartments near fairmont and front. There wasn’t a ton after that until BOOM just an insane amount popping up left and right.
