I like this new skyline that hopefully continues to spread north west. Would love this stretch to connect to Lincoln yards.

(pleasantly) surprised to see actual tower proposals (like over 500+ ft) outside of the west loop in this city in 2022. We've been getting lots of infill which is great, and we have of course towers under construction that was approved years ago, but its great to still see new ones coming in.

Well this massive development really came out of left field.

I wasn't aware that the development included substantial construction south of Grand as well.

Chicago quickly fulfilling it's manifest destiny of densifying all the way west to the Kennedy with this and that new proposal at 655 W Madison.

NOMA has always been a bit of a 'NO MAn's Land' part of the city with to me no real identity. It's a fitting name.

Can't wait for Halsted Point to begin construction. Would definitely be awesome if a lot of the area from this to LY would be more filled in. I'm personally not a fan of those areas right now. Yes I'm selfish and think they should get rid of most of the industrial feel.

Same. Long term I believe the North Branch around LY and Goose Island will be one of the most desirable areas in the city. And it will become the second familiar 'River Canyon' part of the city, especially as the Riverwalk around that area is completed. And as much as I kind of loathe the casino over there, it will probably expedite the process.

October 2022 Plan Commission Hearing

500-520 N. Des Plaines St. and
509 N. Union Ave.

(West Town, 27th Ward): A proposed Residential-Business Planned Development submitted by SA East Owner LLC, for the property generally located at 500-520 N. Des Plaines Street and 509 N. Union Avenue. The applicant is proposing to rezone the site from C1-5, (Neighborhood Commercial District) and to a DX-7, (Downtown Mixed-Use District) prior to establishing the Residential-Business Planned Development to permit the construction of a two-phased development consisting of two subareas. A phase 1 (Subarea A) to include the rehabilitation of an orange rated building located at 509 N. Union Avenue into a boutique hotel with 141 hotel keys with accessory uses. Subarea B will include a multi-story mixed-uses building, up to 1,110 dwelling units, 145 parking spaces, open space, commercial and retail uses with accessory and incidental uses. A 4.5 Floor Area Ratio (FAR) bonus will be taken and the overall FAR of the planned development will be 11.5.


708-732 W. Hubbard St.;
456-476 and 461-483 N. Milwaukee Ave.; and
448-470 and 449-467 N. Union Ave.

The applicant is proposing to rezone the site from an (M2-3 Light Industry District) and C1-5, (Neighborhood Commercial District) and to a DX-7, (Downtown Mixed-Use District) prior to establishing the Residential-Business Planned Development to permit the construction of a multi-phased and multi-building development consisting of three subareas, up to 1,159 dwelling units, 175 parking spaces, plazas spaces, commercial and retail uses with accessory and incidental uses. A 4.5 Floor Area Ratio (FAR) bonus will be taken and the overall FAR of the planned development will be 11.5.

More than likely over 600' for the main tower. I don't know how tall, but we'll see when the draft is posted.

So, I had an opportunity to see the presentation and it'll be uploaded to the CPC website later... You won't see any renderings right now, just bulk/massing drawings.

The heights weren't 100% set, but they're roughly...

620' is some serious height west of the river. Hopefully it gets done.

Yeah, it's interesting how development has leaped over River North and into River West. It kinda reminds me of how development has stalled in West Loop Gate and instead crossed the expressway towards Fulton Market. It's funny how old industrial sites are more attractive for development than the urban renewal mistakes that scatter River North and West Loop Gate.

River North is pretty much fully developed though. Much more opportunity in River West.

Glad to see them retaining the Salvation Army Building. Will give the area a bit more character. I suppose this is a small consolation for tearing down Cassidy Tire.
