Jefferson Health unveils plans for $762M Specialty Care Pavilion in Center City

Quote:
Thomas Jefferson University and Jefferson Health unveiled plans Thursday to build a $762 million, 19-floor medical building in Center City.

The Specialty Care Pavilion at 11th and Chestnut streets will centralize an array of clinical services at one site.

“This spectacular new center is our bridge to the future, where we’ll create the nation’s first model of health assurance,” said Dr. Stephen K. Klasko, president of Thomas Jefferson University and CEO of Jefferson Health. “People want to be supported in staying healthy without health care getting in the way."

The project, developed for Jefferson by National Real Estate Development, marks the next phase of National Development’s more than $1 billion revitalization of the East Market corridor.

Ground breaking for Jefferson's pavilion is expected this fall. The building, designed by architectural firms Ennead Architects and Stantec, is expected to open in 2024.

The Specialty Care Pavilion will include Jefferson centers and institutes including its NCI-designated Sidney Kimmel Cancer Center, the Digestive Health Institute, Jefferson Transplant Institute, and Korman Respiratory Institute. It will also house offices for clinical specialists in areas including cardiovascular, otolaryngology, rheumatology and urology. The building is being designed to be welcoming to "aging neurodiverse populations" such as patients with autism and dementia.

Among the features of the 462,000-square-foot pavilion are:

more than 300 exam rooms;
58 infusion chairs;
10 operating rooms;
six endoscopy rooms;
three levels of underground parking.

The building will be capped with a rooftop garden designed to create a space for "peace and healing."

This is very good. I can see it compete with the new Penn Pavilion. And, healthcare facilities are an area where more development needs to happen. The pandemic has certainly exposed shortcomings.

Except that this sounds like a primarily out-patient facility, while Penn Pavilion will be in-patient. Functionally, this will compete more with Penn's Perelman Center for Advanced Medicine (the favorite building design of everyone on this forum ).

you could be right about it being all out-patient, but I wasn't sure if it was all out-patient and not acting like a hospital with overnight stays after surgery or procedures or chronic illnesses requiring some longer term hospital stay. I also checked their website here, https://specialtycare.jeffersonhealth.org/services, and it includes general surgery and other surgeries, and procedures like kidney transplants which would imply in-patient care and overnight hospitalization. Nonetheless, there's an out-patient care component for sure.

So I guess the corner of 12th and Chestnut will be a park until financing is in place for the red terracotta tower to begin? Or is that outright canceled?

It looks really good, but have plans changed for the residential building? It looks like that park/plaza is where the residential building will go. Unless that would be temporary until a phase II?

EDIT: Everyone beat me to it lol. Maybe Jefferson wants total control of the project and thinks a park would be better for their overall campus vision and paid for the land? Seems like a huge change.

Or it could just be a convenience on the architect's part to omit the neighboring building to showcase the Jefferson one.

Also I want my purdy red terracotta tower ...

Doubt it's outright cancelled... probably for rendering purposes, or maybe it will be a temporary park and the developers are putting a halt on the apartment building for now until we see how the city comes out of COVID-19 mayhem.

Sounds to me like it will be primarily, if not exclusively, outpatient:

Quote:
All patient needs will be met in one location, our clinical floors will support all outpatient procedures so patients will not need to travel between buildings to obtain care. The design of the exam floors was carefully considered to minimize patient travel and increase time with caregivers.

Assuming it is a well planned public amenity and not an outdoor Jefferson lobby, I actually think this is a great location for a small park.

Any indications on what the pedestrian thoroughfare will look like?

I missed this, but this WHYY article mentions that there WILL be a park with the apartment building referred to as "future development."

While I prefer the tower, this is a pretty good location for a small park.

Hmmm... maybe they decided to put the apartment building on hold for now with everything going on? Can't imagine this "temporary park" will actually ever come to fruition though. Build time for this tower will be AT LEAST 2 years. They're probably just waiting out the pandemic to see what happens. If market conditions are favorable for more apartments after this, can't imagine they would continue to wait.
