The first image in the Building Gallery in the main website for the development has such a shot.

These look incredible. They look great on the skyline and together with Tribune and Vista it'll look very blade runner-esque. As someone who came to Chicago well after the spire ordeal I think these look WAY better. The spire was out of place, tacky and very Dubai looking. I'm glad it wasn't built. Very happy!

I wouldn't say I'm disappointed but I also can't say this exceeds expectations. IMO it's less exciting than both Vista and the Tribune Site. More or less this is on par with what we've seen for the Northeast corner of LSE. Just my 2 cents.

people seem to be glossing over the use of terra cotta. whats the last building of this size that even utilized it? of course thats probably the first thing that will get VE'd in a couple years.

More than LA, more than Houston, more than Dallas, more than San Francisco, etc).
Do you have a quick link to this economics from you talking about? Thank you

also, i share the skepticism everything currently in the pipeline gets built. boosters gonna boost, but we're hitting frothy territory and its been WAY too long since a serious economic shock. only so many 1%ers out there

A detail of the facade of the proposed towers at 400 Lake Shore Drive. Both buildings will be constructed of glass and terra cotta, with intricate metal detailing.

First and second impression:

This makes One Chicago Square look all the more exquisite. It feels forced to me. "Here's a million setbacks and slightly swiveled, check it out."

I'm probably in the minority, but it's not my cup of tea.

I think they are using terra cotta on 111 w 57th in NYC. I bet whoever is fabricating it is probably doing their best to market it as feasible to other developers / architects - which I am really happy about - I think it's great to see different materials on all of the proposals. The key will be doing it well, but I am happy about seeing this and am really happy that the plan (at least for now) is to build them both together.

Chicago dodged a bullet when the Calatrava design was sunk. This is much better. Slowly but surely Art Deco is reentering the vocabulary.

Those balconies are going to be amazing (although very windy). Unfortunately the people with balconies on the East side will most be just looking at the lake from a very high footing. Tribune tower (and the third tower of Vista) will probably have a lot better views.

I have to agree with the sentiment that I'm not sure who will be purchasing all of the new very high end residential units. It seems like most $1M+ units already stay on the market for a while, and the luxury unit boom hasn't even begun yet, but I don't have any data to back that up because I don't know of a public data source that allows you to drill down at that level.

That detail of the facade definitely speaks Art Deco to me. As do the Chicago school bay windows throughout. Like it a lot. B+.

Very very nice...as long as it gets built and is not VE'd to death.

How long till we have a nice shot from the lake showing all the currently under construction buildings plus all of the proposals?

The real place to live would be if they built an island out on the lake.

Any other city in North America(besides NYC maybe) would be DYING with happiness at getting an 1100 footer and an 850 footer. But it is becoming almost par for the course for Chicago!-good on ya for representing the Midwest in such a fine fashion!!!!

Haha so true. If built, let's hope they keep their word and include the terra cotta.

The design is promising. Would love to see more renderings to get a better understanding of coloring and texture of the curtain wall. Looks a little like 111 W 57th in NYC, but with out the gold finds that I love.

Actually, there was a report recently from RE/MAX stating how number of the $1M sales in the Chicago area for 1Q 2018 was the highest quarter ever since they started collecting data in 2011. The median price of these class of homes also increased by 5.5%. The number of sales in 1Q 2018 was 7.5% higher than 1Q 2017.
